Paver Steps Leading Down to Patio are Rebuilt

Poorly designed & installed Brick Paver Steps are our number 1 repair request


These set of Paver Steps in Ypsilanti where not only poorly designed but also poorly installed.  The inexperienced landscape contractor that the homeowner hired used an inferior garden block to construct these paver patio steps.  These garden blocks where not intended for paver step construction but more suited for landscape walls around plant beds.

Upon evaluating the cost of replacing the existing paver steps with a more appropriate engineered block & cap system versus reconstructing the pavers steps using the same products, the homeowner elected to have us reconstruct using the same products.  Due to budget and other household priorities, the repair cost made more sense for the homeowner at this time.


 Aside from the fact that these paver block steps may violate a few building codes, the attention to detail for construction was ignored too.  The end result was a set of paver steps that slowly deteriorated and became extremely unsafe for the homeowner & their guests.  The paver steps where sagging, separating, loosening, and collapsing quickly.

 Upon reconstruction we used the proper adhesives and geotextile fabrics inside the structure to reduce future erosion & settling.  We took every step to maximize the performance of these paver blocks & caps.  We instructed the customer to keep an eye on any future failure and make sure it is addressed immediately to avoid the same adverse situation they had just experienced.


There is no guarantee that these garden blocks will perform properly in the long-term because they are not intended for this particular application.  It may require routine touch up repairs, but for some homeowners weighing the cost for total replacement, this is the "cost/ benefit" chance they are willing to take.

One of the most common Paver Patio Step repairs that we perform is the restoration & releveling of Brick Patio StepsPavers Steps require knowledge & expertise to be installed or repaired properly. Every day I am amazed by the inferior layout and construction by inexperienced landscape and brick paver contractors.


Brick Paver Steps require a sound design for strength and longevity. After properly designing a safe & sound layout, the execution of properly installing is crucial.  The set of Patio Steps above where installed only 3 years ago and required us to totally rebuild them from the ground up.  The wall blocks had leaned, the coping caps where gapped and loose, and the brick paver inlay had drastically sunk.

Upon reconstructing these Paver Patio Steps, we noticed the lack of using filter fabric materials, lack of filling all holes & gaps of the blocks, the lack of compacting in 4inch lifts, and the use of inferior adhesives for the caps. These block steps & caps never had a chance to properly perform.

This all resulted in this homeowner having to get a qualified brick paver specialist to repair.  The most disappointing thing for the homeowner was that the original installing contractor was not interested in servicing his needs.  The homeowner was thankful he was able to contact us and get his Paver Step repair done correctly and in a timely manner. The challenge for homeowners these days is the tremendous need for repair & replacement of dilapidated Porches & Steps. Much like the process 50 years ago, a new age of construction has emerged for the every popular need for function & curb appeal...the Brick Paver and Modular Retaining Wall Porch & Steps.

This past week, my team and I performed a complete transformation of a Porch & Steps in Ann Arbor. As you can see in the "before" picture, the curb appeal of this home was lacking.  We designed and installed a beautiful, functional, & safe Porch, Steps, and Front Walkway that the homeowner could now be proud of. The long term benefit of this brick paver system is that repair costs in the future are minimal and the appearance, properly maintained, can last for several decades.

Porch & Step replacement, overlay, or enclosures are best performed by a qualified & experienced brick pavers contractor who's sole business is installing, repairing, and servicing brick pavers and modular retaining walls.  Anybody can lay flat work but Porch & Step applications require foresight, experience, and knowledge of the building codes.



After
Make sure your brick paver contractor has a valid Michigan's Builder License when performing your Porch & Steps project.  Most porch improvements or replacements do not require a permit but the codes set forth some guidelines to insure safety & proper function.  An experienced and building code educated contractor will give you the best construction and attention to detail.

Paver Patio Steps Repair in Belleville

Raised Paver Patio Steps needed to be reconstructed to be functional & safe to use


My team and I reconstructed some poorly designed & executed Paver Patio Steps leading into this bay doorwall this past week.  An inexperienced landscape contractor originally installed these paver steps so poorly, they had almost completely collapsed. Not only where these paver steps unsightly, but became dangerously unsafe to use. This has been an ongoing issue in the brick paver industry for over 25 years.

When it comes to bay (overhang) doorwalls, Paver Steps need a "back wall" constructed with the same blocks & caps to support the structure.  For many years now, unqualified & inexperienced contractors attempt to "box in" the bay doorwall overhang.  This is a recipe for failure. It is not only impossible to properly compact the base under this "overhang", it is not advised to close in this area from airflow. There can be long term problems with flooring inside the house that is directly above this overhang due to moisture & rotting wood.

Landscapers & inexperienced brick paver contractors usually do not have the expertise or knowledge to tackle these challenges.  Some will be reading this blog to finally gain some insight. Last week alone I had 2 calls from Landsapers who wanted to pay me for an on-sight visit to instruct them how to install some paver steps. Boy, if only their customers knew they hired someone who was "learning" on their job. 

This homeowner's paver steps not only where designed wrong, but the contractor used some cap units (not blocks) as riser units within the structure. Also, this modular retaining wall & cap system, Fendt Country Manor, requires fiberglass pins to lock them together. There were no pins any where throughout the structure. They just glued the block units together.

The biggest issue facing these block steps & caps was the collaspe under the bay doorwall which compromised the entire step system.  There was NO back wall to support these paver steps and therefore they were doomed to fail. It took 6 years before they were completely unusable, but signs of failure where evident to the homeowner after the first year.

When this landscape contractor returned for warranty work, they simply and wrongfully plugged gaps & holes with caulk and plastic bags!  Yes, they stuffed plastic bags in gaps & holes!  Due to the failure of this contractor performing professional work, this homeowner had to spend $1,150 to completely rebuild these Patio Paver Steps.

My team and I not only constructed the proper "back wall", but we used the required fiberglass pins for this wall & cap system, wrapped the interior with a geo-textile fabric, and installed the proper corner units to solidify this step structure.  We also increased the foot tread to 12" wide to allow for more safety by using a better cap unit then the previous installation.


The one area that separates the good brick paver contractors from the bad is the capability to design & install quality paver steps.  Paver steps are never really cheap because they require expertise, time, and attention to detail to give long-term success.  Paver Steps are always custom designed & installed.  Make sure your contractor can handle the challenge when it comes to patio, walkway, or porch steps.

Paver Patio Step & Soldier Course Repair in Canton


Common Elevated Brick Paver Patio Repairs

Elevated or raised paver patios in Canton usually require some touch-up repair to Steps and the soldier course row of pavers along the back of the Wall caps.  This job in Canton was no exception and our experienced & qualified crew was able to bring this elevated patio back to life!


The Paver Step was completely disassemble and rebuilt to its original height & dimensions. After 5 years of settling, this paver step became unsafe and unsightly. We were able to totally reconstruct this brick pavers step using the same blocks, caps, & paving stones.


The Elevated Patio needed a few minor repairs. There were some sunken areas along the house and most noticeably, the soldier course row of pavers immediately behind the wall caps had settled.  We removed about 2-3 rows of pavers behind the caps, re-compacted the base, added more base, reset the paving stones, compacted, and finished with joint sand.


The total cost of labor & materials was $900 and this paver patio repair had restored its original appearance and our client was ecstatic. The original pavers contractor did not educate this client about the need to sweep in paver joint sand each Spring and the need to report any major settling to avoid extensive added settling.

Small Brick Pavers Steps Job Gives Big Results!

Versatile & Durable Modular Retaining Walls, Cap Units, & Pavers

Last week in Saline, we replaced crumbling mortared brick steps and a cracked cement pad with a new Brick Pavers Steps System consisting of modular retaining wall blocks, coping units, and interlocking pavers. The result was not only functional, but offered some simple beauty & peace of mind.



This homeowner needed a permanent solution to the years of patching mortared brick steps and sealing cracked cement. Not only was it unsightly and unsafe, but these deteriorating brick steps where costly to have repaired every few years.  I recommended we remove the existing steps & cement pad and replace with a low maintenance solution.

The prior brick steps had very high step rises and a small step tread that made them very unsafe. We created a top landing step that was 2 foot out and all the step rises where within code and all the same rise.  We finished off this brick paver installation with a small brick paver transition pad that connected the steps to the driveway. This project was done for just under $1,000 and eliminated years of aggravation & strife.

Michigan's extreme weather and freeze thaw cycles are brutal on mortared steps or pavers. Using tongue 'n groove, pinning, or interlocking block & cap products make for attractive & durable solutions to the age old problem of crumbling bricks & mortar.

Brick Paver Patio and Steps Restored in Saline

Brick Pavers allow for reinstallation at a minimal cost


In Saline, MI this past week, we restored the original beauty & function of a brick paver patio and paver steps.  After 5 years, this pavers patio needed immediate attention that the customer could not provide.  The original landscape contractor did not provide after market services and the homeowner was at a lost.

This existing brick paver patio was pitching back to the house and the homeowner was experiencing water in the basement.  The brick paver steps were beginning to loosen, settle, and becoming unsafe for foot traffic.  The grass had grown over the outside row of paving stones and the plastic edge restraint had lifted. Both of these conditions was creating a dam for water to flow off the patio, therefore resulting in water stains and moss growth.

The fact that most of this paver patio was pitching back to the house at a consistent level lead me to some possible conclusions.  The original landscape contractor either did not properly screed the pitch out into the yard, or the compaction of the paver base material was not properly executed.  Inexperience brick paver contractors try to "eye ball" the pitch and usually are blurred.  If they lack the proper tools & techniques to install interlocking paving stones, the result will be the same as the status of this brick paver patio.

We approached this brick paver repair and restoration with a complete re-installation of the paving stone patio.   Due to the severe pitch back to the home foundation, it was necessary to completely reinstall the patio.  A "band aid" approach was not feasible since 90% of the patio was below the grade level of the yard. 

 We lifted up all the paving stones, cleaned them off, recompacted the existing base, added additional paver base material, and screeded the bedding course.  While using a builders level (transit), we screeded the paver patio with a 2" slope or pitch away from the house into the yard. We then relaid the brick patio with a similar shape, size, and pattern.  Additional paving stones were needed to complete the cut pieces since most will not fit back in or be usable.

While compacting the newly installed paving stones and finishing with a paver joint sand sweeping, we addressed the brick paver steps that had deteriorated.  The bottom 2 curved paver steps were fine and only needed the block caps re-adhered.  There were some excessive gaps in some of the saw cut caps so we recut in some new caps to close these gaps.


The top landing curved step needed to be completely torn down and rebuilt.  The existing paver landing step had sunk and was tilted forward.  The inset lay of paving stones were below the height of the caps and loose.  We totally reconstructed by removing the caps & blocks, recompacting the the paver base material inside, and reinstalling the blocks, caps, and paving stones.

The homeowner had this brick paver patio & steps installed as a "landscape package" deal  5 years ago. Unfortunately, due to the poor installation by their landscape contractor, this paver patio needed to be unnecessarily repaired and restored.  The contractor did not educate the homeowner on the necessary paver maintenance requirements or signs of distress. To make matters worse, the origingal contractor was not interested in servicing this paver patio

This brick paver patio and step repair service was an unexpected cost for the homeowner but was minimized by low materials cost since we were able to reuse 95% of the current products. They indicated that our price was about 1/3rd of the original cost charged by the landscape contractor. Though they may have made a bad choice of selecting a brick paver contractor, they made a great choice of choosing interlocking pavers & paver block steps for their outdoor patio.

Brick Paver Steps Down to Basement Walkout Patio Replaced


New Brick Pavers Steps lead to Paver Patio

In Ann Arbor this past week, we replaced some unsightly and dangerous patio block steps that had deteriorated and eroded. These dilapidated steps lead down to a basement walkout paver patio that was also repaired and increased in size.  The step replacement was the customer's immediate need for our services.

The old brick steps were loose, sunken, and slippery which all contributed to an unsafe path down to the brick paver patio.  I see these make shift steps all the time leading from an upper grade down to the lower level.  A good design and execution of installing proper paver steps is essential for long-term success & beauty.


I decided to use UNILOCK's Siena Stone Coping Step Units for this particular application.  They are large massive units that when properly installed, should not fail. They have preset 7.5" rises, 4ft wide, and are 20" deep for a comfortable & safe tread.  These particular units weigh over 300lbs and require equipment placement or brute strength to set in place.  We used the latter with some aid from a tree ball cart.

We needed to strategize the placement of these concrete stone steps by evaluating the total height and slope.  Each set of these paver steps would require small brick paver pads in between to transition to each set of steps.  Because the grade in this area was inconsistent, we had a 2-5-2 placement of stone steps. An experience brick paver contractor can foresee or adjust to challenges when if comes to installing landscape steps.

The biggest challenge for designing & installing paver steps is to create a structure that can deter erosion.  Because of the natural slope of grades, water will travel faster and therefore challenge the ground or landscape.  I use two different application approaches when designing & installing paver steps.
Beating the Grade

The first is called "beating the grade" which I have coined over the years for installing the steps and/or paver pads above the grade. Thus, "beating" the grade so water flow does not go over the brick paver step installation but around.  This method is better suited for grades that are gradual and not steep. This is the method we used in today's job post.



Inset Steps
When the grade is steep, the second method  called "encasing or insetting" is the better approach. This "encasing or insetting" method is installing your paver steps "into" the grade and creating sidewalls to prevent erosion onto the paver steps or paver pads. This method is more expensive due to more product needed and added labor but the aesthetic value and appearance is unmatched.



Which ever method is used for installing brick steps down a grade, proper landscaping around the borders and edges is crucial.  Grass, wood mulch, or stone mulch is needed to protect any areas where water may erode.  If you experience any signs of erosion around or on top of your newly installed paver steps, make sure you address the area immediately to avoid unnecessary and costly future paver repair.

In terms of paver maintenance for steps, keep paver joint sand swept into the brick paver pads in between. The step stones or step blocks & caps do not need sand swept inside them but make sure the caps are secure and blocks do not gap. Keep one thing in mind, if a lower paver step begins to excessively settle or move, upper paver steps will soon follow so do not wait to address this need for repair.

Major Brick Paver Step Repair for Paver Patio & Porch

Step Repair and Reconstruction

We spent alot of time & effort tearing down and rebuilding some major brick paver steps for a paver patio and porch this past week in Saline. This was another example of a reputable local landscape contractor installing interlocking pavers and modular retaining wall steps well above their capabilities.  The design was good but the execution of these paver patios, walks, & paver steps was poor. Appearance & safety became the urgency for the paver repairs to these brick steps. It did take some time and expertise to solve this step problem.



Most contractors can install flatwork of brick pavers but the truly experienced brick paver contractor is needed for the proper design, layout, and execution of intricate paver steps, raised or multi-level paver patio walls, or elevation changes.  For the amount of money that customers pay for this premium landscape upgrade of paving stones, they deserve the best installation possible.

From the "before" pictures of these brick paver steps, you can easily notice the amount of gaps through out the blocks & caps. The landscape contractor did not take the time & effort to properly install these paver steps.  Base material behind & below the retaining wall blocks easily eroded and settled and therefore allowed the paver steps & paving stones to shift, slide, and fall.  With a family of 3 young children, this customer needed to address this safety issue quickly and did not have time to haggle with the landscape contractor anymore.

 We tore these brick paver steps completely down and rebuilt them from the ground up. We needed additional retaining wall blocks to help with a stronger redesign and structure.  Aside from the gaps throughout the structure, the paver step structures where installed on top of paving stones instead of anchored below grade for stability. These massive paver step structures were just sliding out over the paving stones. The rises were also way off and inconsistent.  The paver patio step landing had a 11" rise going into the doorwall!

We just performed the simple installation techniques that should have been done originally for these brick paver steps.  We began by using a transit to shoot heights we could set the wall blocks properly to insure safe & consistent rises. It was necessary to add another bottom paver step in the paver patio to eliminate the 11" rise into the house.  We also reset the paving stone areas around this step structure to make sure the water pitched away and into the yard.

We also set the retaining wall blocks below grade on proper compacted base, and though tedious with this particular product, we saw cut each block to close any & all gaps that would allow base material to filter out.  Compaction under, behind, and next to all brick paver step structures is crucial and usually ignored by inexperienced installers. Brick paver specialists pay attention to these details!
As you can see from these "after" pictures of the brick paver patio steps & porch steps that we reinstalled properly, the appearance & safety has been greatly enhanced. The homeowner was so happy that their brick step ordeal was resolved.
 
I always preach that the more intricate brick pavers & retaining wall projects are best installed by the pavers expert. Please do not be a victim of this kind of work by an inexperienced landscape contractor selling you a package.
