Brick Paver Patio Repair & Redesign in Canton, MI

One of our biggest request this year from homeowners who seek repairs to their brick pavers patios is to redesign the patio to be more functional.  In the past, multi-level raised paver patios were designed with aesthetics in mind but not always functionality.

This brick paver patio in Canton, MI needed some extensive repair to it's settling wall block & cap retaining wall and sunken brick pavers.  The homeowner was also frustrated with the design because it functioned like 2 small patios instead of one large one.  After placing their patio furniture and outdoor accents, they found flow of traffic very difficult.  When entertaining friends & family, most people had to
co-mingle in the yard.

My recommendation was for us to raise the lower ground level area of the paver patio to the raised or elevated portion.  We re-used most of the current paver products and obtained additional wall blocks, caps, and some more paving stones to complete this redesign.

Repairs and releveling was performed to the elevated portion of this paver patio and the new raised patio area was made flush to create one larger and functional outdoor living space.  The homeowner was very happy with the final product and immediately ordered some new patio furniture so they could entertain and enjoy Summer sunsets.

One of the major advantages of brick pavers is it's versatility and opportunity to make changes or repairs without any obvious signs or flaws.

Pavers Patio Replaces Old Concrete Patio in Canton, MI

Brick Pavers create a new Beautiful & Functional Patio and Step


The number one request we receive when installing brick pavers is replacing old, cracked, sunken, and deteriorated concrete patios, steps, and walks.  In Canton, MI this month we replaced this unsightly cement patio that drastically sloped back to the house, resulting in water problems around the foundation.  Because the cement patio had sunk, the rise on the cement step was over 12" and causing a safety issue.  It was time for the homeowner to address this unsightly and unsafe outdoor living space.

The homeowner was referred to us by a couple of clients that we had installed pavers patios for over the past few years.  The homeowner did get a couple of quotes from other brick paver contractors in the local area but they did not compare to us in ideas, dependability, and confidence.  Our price was in the middle of the 2 other contractors but the homeowner had complete confidence in our expertise and professionalism.  We did not disappoint!

After removing the old concrete patio & step, we prepped the base material and established the new height of the pavers patio and step.  Not only did we create the proper pitch from the house foundation, but we built the new pavers patio slightly above grade (yard level) to allow proper drainage off the patio.  Using extra base material to set the height, the patio had the appearance of a raised pavers patio without the cost of installing a retaining wall block & cap.

We transitioned the height of the pavers patio with the existing lawn height by stripping an additional 3-4ft of lawn.  We installed topsoil from the outside row of pavers gradually down to the lawn height. This created a new raised landscape bed for the customer to plant dwarf bushes, perennials, or annuals and cover with an organic mulch or stone mulch.  We also installed some flagstone paths off the pavers patio through the landscape beds to allow access into the yard.  You can just install grass, sod or seed, instead of a landscape bed but keep in mind it will have some slope.

The new pavers step was constructed with solid modular retaining wall block & caps.  This helps prevent any ongoing repair to brick paver inlays.  The only drawback is your paver steps or landing must be rectangular and not curved.  We created comfortable and safe 7" rises from the doorwall down to the paver block step and from the paver block step down to the pavers patio.

The homeowner took advantage of increasing the size of the new pavers patio to better facilitate there outdoor living space needs.  The popular "kidney" shaped design met their needs while softening the angles on the home.  The actual size of the patio was determined by placing all the furniture, grill, fire pit, etc.. out and outlining the needed space.  The outline can be executed by using marking paint, stakes, or the garden hose.


We properly installed this new pavers patio and step by meeting or exceeding all industry specifications of installing brick pavers.  The design was both aesthetically pleasing and functional.  The homeowner was educated on future maintenance requirements to insure long-term performance.  The end result was a completely satisfied homeowner and a proud brick pavers owner & crew!

In Canton, MI this past week, we performed one of our popular Pavers Patio & Step Tune-ups that will restore some of the original beauty & function of this outdoor living space.  My crew and I have been a leader in this area of expertise in Southeast Michigan for quite some time now offering full brick paver services, education, and follow-up maintenance programs.

This paver patio needed the current paver step rebuilt. The patio had several sunken, gapped, & loose paving stones throughout. The outside soldier course row of pavers where raised and needed re-leveling and we replaced the raised plastic edge restraint with a hidden cement bead.

Restoration of brick pavers has become a popular option for homeowner's who have neglected or inherited distressed paver patios, walks, driveways, steps, porches, etc.. .  Many homeowners believe they have to replace the current brick pavers with something new paving stones or other products, but in most of my estimates, they are surprised to learn that with some repair, rebuild, redesign, cleaning, & sealing, their existing paver products can look new & beautiful again!


 Of course some weathering effects may exist that can not be reversed, but with some minimal replacement or applying paver sealant, imperfections can be somewhat masked.  Paver restoration benefits usually outweigh the costs of replacing the existing pavers.  Unless a homeowner is adverse to the style or color of the current paving stones, I will always suggest re-using the current products in the restoration, rebuild, or redesign.

It is important for homeowners to know that the restoration of brick pavers is a viable option before getting frustrated and considering replacing them with another product. Your paver installation project needs to be evaluated by an experienced brick pavers contractor to get the best options that will meet your long-term expectations and budget.

After a homeowner has experienced the high maintenance costs and seasonal requirements of a deck, they are quick to replace these decks with a low maintenance option of Raised Paver Patios.  When properly designed and installed by an experienced brick paver contractor, Raised Paver Patios will out perform any other outdoor living space at a minimal upkeep cost.


Since the economy suffered in Southeast Michigan, homeowner's are not moving as much so they are investing home improvement dollars into their current home.  There has been a trend in improving their outdoor living space by removing dilapidated and high maintenance decks with the dramatic impact of brick pavers and modular retaining wall blocks & caps.

Maintenance for raised paver patios is minimal.  Sweeping of paver joint sand each Spring and occasionally in the Fall will reduce any need for repair in the future.  To reduce the frequency of sweeping of paver joint sand, you can choose to use polymeric sand at a little higher cost.  Full service brick paver contractors will offer seasonal sweeping service at a nominal charge.


If you choose to seal your paver patio with an approved brick paver sealant, you will only need to perform this maintenance step every 3 years.  If you decide not to seal your pavers patio again in the future, the structural integrity of the pavers, blocks, and caps will not be compromised. Decks require stripping, staining, and re-sealing every 2 years at a high cost or your extreme sweat equity to keep its original appearance.


The cost of a new Raised Paver Patio is inline with a cost of a composite or cedar deck depending on height.  If you your doorwall is 3ft or under to the grade, the cost is inline. If you exceed 3ft, there needs to be an evaluation of the feasibility of using interlocking pavers & modular retaining wall system.  Combinations of composite decking steps and brick pavers is a viable option when heights are extreme.


The best paver jobs I have installed over the past 29 years have been the replacement of old wooden decks with raised paver patios.  These paver patios dramatically improve the curb appeal of the home and give the homeowner piece of mind that they will not experience long-term upkeep costs or aggravation.

Raised Brick Pavers Patio is Rebuilt in Canton

Brick Pavers Elevated Patio with Pillars, Steps, & Sitting Walls Reconstructed


As a qualified and professional brick pavers contractor, it is always disappointing to see a brick paver patio installation failing so miserably.  The appearance of severely distressed paver installations is not indicative of a properly designed & installed project.

Usually by inspecting a failed paver installation, the signs of stress and settling will give me the clues and evidence I need to conclude the causes.  Using a simple "cause & effect" approach will reveal the needs for restoration, re-design, and long-term performance rebuilds.


Most brick paver repair situations arise due to both installing contractor and homeowner.

The contractor usually has failed in the design & execution of installing the paver project.  The contractor also has failed in educating the homeowner of the ongoing maintenance needs of brick pavers

The homeowner is usually guilty of neglecting and ignoring their paver installation. Most homeowners I deal with in extreme paver repair projects have done no maintenance on their brick paver patios, walkways, porches, driveways, etc.. over the years.  Often I am told by homeowners  " I gave up the last year or two" or "my contractor never told me I needed to perform any maintenance".  Even simple sand sweeping of joint sand in the paver joints would have tremendously reduced the amount of damage over the years.



By the time I see these extreme brick paver repairs, it is obvious that the needed repairs did not just happen in the past year.  It is usually a compilation of neglected years.  So, I can not let some homeowners off the hook for ignoring or putting off the need for a service call.  The more you wait, the more the paver repair costs will increase exponentially.

This recent rebuild project of a Raised Paver Patio in Canton was just that, a poorly executed installation and years of homeowner's neglect that put this pavers patio on the brink of collapse. Another winter frost could have given this homeowner a hot tub ride they would never forget!

The raised patio walls were leaning & gapping. The paver steps leading off the patio were caving in. The curved paver step at the doorwall was falling apart and sinking. This curved paver step was unsafe and made it impossible for their Yorkshire terriers from getting up and down.  The paving stone surface was collapsing around the inside of the sitting walls & pillars and drastically pitching back to the house foundation.


Upon close inspection, the upper paving stone surface had severely settled from water erosion. Any and all low spots began to push water into the patio retaining walls and back toward the house foundation. The flow of water was originally trapped in by the sitting walls going around the perimeter of the patio and eventually water was going to win.

Several paving stones had sunk inches below the surface and created tunnels or drains for water to flow into.  The raised patio walls did not have any filter fabric material on the inside securing the base from leaking through the wall joints.  Lack of joint sand in the paver joints was evident and by the homeowner's admission they had never swept any sand in the joints.

This ongoing process of erosion was stressing the outside raised patio wall blocks and they began to push out and fall apart.  This raised paver patio was in extreme stress and dangerously close to collapsing into the yard.  Another winter freeze thaw cycle may have been the "straw that broke the camel's back" sending homeowner & hot tub on a white water rafting ride into the yard.

We were hired to reconstruct this raised paver patio to its original beauty & function.  The homeowner's budget did not allow for replacing the current raised patio walls with a more structural wall block but I was confident that if properly reconstructed and maintained, this pavers patio can last a 20+ years.

We began by completely tearing down the raised patio wall blocks that retained the patio.  We reconstructed from the ground up, burying block below grade, installing the necessary filter fabric behind the wall that was originally missed, and designing in "relief" gaps to allow water to flow off the patio through the sitting walls.

After the outside raised patio walls were reconstructed, the upper paving stone surface was reinstalled in like design and the proper pitches away from the house foundation and into the sitting wall "relief" gaps was executed.  The paving stones were power washed cleaned and sanded.  The two sets of paver steps between the pillars leading down off the patio where releveled and the curved paver step at the doorwall was reassembled with safe rises to accommodate the yorkies.


A raised paver patio repair like this one requires a very experienced brick paver contractor to perform.  The challenge is meeting several fixed heights with products that have a variable tolerance.  Foresight, tools & equipment, experience, and detail orientation are necessary for proper execution of this brick paver repair service.  It would have been easier to perform this paver work if nothing was there to start but for the homeowner was able to save the cost of products.

Brick Pavers Patio Restored


Cleaning, Sanding, and Sealing performed on neglected Paver Patio


This past week we restored the original beauty of a brick paver patio in Ypsilanti. Due to unfortunate circumstances, the homeowner had not been able to maintain this paver patio the past few years.  Lack of attention and joint sand sweeping led to the ominous condition of the paver joints resulting in a neglected & unsightly appearance.

I assured the homeowner we could bring their brick paver patio back to life and create the original beauty they once enjoyed. This brick paver patio brought much joy and relaxation to her and husband in the past.  My team and I wanted them to once again let them experience the solitude & pride they cherished, especially during these tough personal times.


Repairs to the pavers were minimal but the cleaning & re-sanding was tedious and messy.  After the brick pavers and paver joints were dry a day & half later, we applied a generous coat of brick paver sealant to enhance the color and overall appearance. The paver sealer will temporarily keep the joint sand hard until needed touch-ups of sweeping the years to follow.  They should get about 3 years from the brick paver sealant but on-going joint sand sweeping will be needed.


As the homeowner became overwhelmed with emotion from this transformation, I explained to here that we offer at a small nominal charge a Spring Sweeping Maintenance service to maintain the beauty and function of interlocking pavers. This also gives us the opportunity to yearly inspect their pavers patio for any needed patio repair or signs of distress.

Raised Paver Patio Replaces Old Wooden Deck


Homeowner chooses lower maintenance & aesthetically pleasing advantages of Brick Pavers


Many of our installation projects are replacing old worn & high maintenance wooden decks with interlocking pavers and retaining wall blocks and caps.  With the versatility of paving stones & modular retaining wall blocks, multi-level or raised paver patios and steps are possible.  When properly installed and maintained, raised paver patios are unmatched in beauty, function, and long-term costs.

This homeowner was tired and frustrated from the continued maintenance costs & time of their wooden deck.  It was time to consider another option and my team and I were here to satisfy their need.  After reviewing the layout & heights, I was able to design a raised paver patio that met their need for function, space, and pleasing appearance.  My team executed a timely & detailed installation that will insure optimum performance for years to come.

Paving stones offer a variety of colors, shapes, and textures that will complement any home structure or yard.  After careful selection of products and colors, this plan came together with a shared vision of homeowner & contractor. The new pavers patio needed to be elegant and simple with a strong design and construction for long-term success.

We began by completely removing the existing wooden deck. We then began to construct the modular retaining wall blocks & caps, FENDT's Country Manor in Limestone color, to build the outside framing of the new raised paver patio while filling up the structure with base material, all along compacted in 4-5" each lifts.  A back wall was constructed along the elevated four seasons room to insure strength and avoid cave in.
   
Filter fabric was used behind the wall blocks to restrict any base material from filtering through the blocks.  This step of installing a geo-texile blanket behind walls is often missed by inexperienced landscape contractors who install raised paver patios or retaining walls.

Once the outside framing was complete and the base material was set at the proper height, we spread the bedding course material for screeding. After screeding the entire paver patio, the pavers, FENDT's Hollandstone Paver in Polar Ash color, were laid in a herringbone pattern with a soldier course border. The soldier course border is laid inside the wall caps and along all other edges butting up to the house or steps.  The diamond saw cutting piecing was completed, joint sand was swept in the paver joints, plate compaction was performed, and then another sweeping of joint sand was executed.

We completed the project by cleaning up the site & installing soil around the new raised paver patio until the homeowner can properly landscape. Landscaping around paver patios is crucial to long-term success by reducing or preventing any erosion that may compromise the installation.  We left the homeowner an extra bag of joint sand for future touch-ups of paver joints and explained the expectations for on-going low maintenance needs.

These homeowner's were originally reluctant to bring a brick paver patio into their landscape but were now ecstatic with their decision.  I was confident we would meet or exceed their expectations and needs.  This combination of four seasons room and raised paver patio is now the envy of this condo development.  So when you finally have had it with your old high-maintenance wooden deck, consider the option of installing a raised brick paver patio.

New Life for Raised Brick Paver Patio

Each day we are restoring Raised Brick Paver Patios in Canton that need immediate attention. Mainly due to the lack of routine long-term maintenance by homeowners over the last 15+ years, these interlocking paving stone patios have shifted & loosened over years of neglect & lack of joint sand sweepings. My team and I not only perform repair, cleaning, & sealing services, but we take the time to educate the homeowner on avoiding future costly repair costs.

If the paving stones, wall blocks, and caps are loose or drastically shifted, then the paver patio is in much need of attention.  Often the first sign of trouble is lack of paver joint sand in the paving joints. Weeds, dirt, moss, and grass take over the joints which are the most important function of interlocking brick pavers.

Another sign of distress is the "leaning out" of modular retaining wall blocks & caps that retain the patio.  Much of the "leaning" is caused by the settling of the paving stones behind the cap. When these paving stones settle below the top of the cap, water flowing over the patio begins to channel behind the wall blocks.  This slow long-term erosion and freeze thaw cycle pressure puts alot of hydrostatic pressure on the strength of the wall.  Mother nature will always win out so it is important to address these signs in a timely manner.

But not all is lost!  This particular raised paver patio in Canton was restored by my team and I for just under $2,000. We had to completely relay ALL the paving stones inside the wall blocks & caps, adjust an area of wall blocks, adhere all loose caps, and reconstruct the step at the doorwall.  We power wash cleaned the entire paver patio and swept in regular paver joint sand to prep for sealing with an approved brick paver sealant.

This particular homeowner inherited this distressed raised paver patio a few years ago when he purchased the home.  Had the original homeowner been diligent in maintaining the patio over the years, the enormous cost of repairs could have been minimal. Like any outdoor structures or pavements, touch-ups and routine maintenance is required.

If properly installed & maintained over the years, Brick Paver Patios still outperform wooden decks and stamped concreted.  A half hour of your time or paying as little as $50 each Spring to have paver joint sand swept in the paver joints can save $1000's and years of frustration & angst.

Raised Paver Patio is Restored after 17 Years

After 17 years since being installed, this elevated or raised brick paver patio needed some immediate attention to restore the enjoyment the homeowner experienced for so many years.  Brick paver repair, cleaning, and sealing can restore outdoor living spaces like patios, walks, driveways, etc.. to their original beauty & function.

The homeowner admittedly ignored the need for repair, cleaning, and sealing of this raised paver patio for many years.  The result was added settling of the patio retaining walls and paving stones.  As dirt & silt , moss, weeds, and grass flourished due to the lack of paver joint sand & seasonal maintenance, this raised paver patio slowly deteriorated in structure & appearance.


My team and I began by completely removing all the paving stones from the top of the elevated paver patio.  The patio retaining walls areas that had settled were torn down and rebuilt using the same blocks & caps.  The existing base material was re-compacted and additional base was added as needed.

The most difficult task was to recreate the same layout of design in the pavings stones. This particular product, Unilock's Classico St Clair color has been discontinued, so we needed to pull up an area off the raised patio at ground level that did not serve any purpose.  In large brick paver projects that have a creative design, not all the little pieces fit exactly back together. So, additional matching or similar paving stones are needed to complete the restoration.

The homeowner also took advantage of a design change while we were reconstructing this pavers patio. There was a sunken 8ft X 8ft pad within the patio structure that allowed for a Hot Tub. The customer no longer had the Hot Tub and this area was not functional.  We reconfigured the patio walls & caps, filled the area with added base material, and installed the paving stones to the same height as the lower raised patio area.  This is the beauty & flexibility of what interlocking brick pavers and modular retaining walls allows.

After re-installing all the paving stones to the original design & layout, resetting some of the wall block & caps, and redesigning the Hot Tub area, the multi-level raised paver patio was given a general power wash cleaning and re-sanded.  Later this Summer or Fall we will return to apply a  brick paver sealant after we touch up the paver joints with additional joint sand as needed.


Upon completion, the homeowner was ecstatic!  The total cost for this restoration, not including sealing, was about $2,800.  It sounds like alot but over 17 years it is an average of $165. I explained to the homeowner that the extent & cost of these paver repairs could have been alot less or totally avoided if addressed early on.  The homeowner has guaranteed me they will NOT let their brick paver investment plummet again.

From my 28 years of brick paver experience, I believe the average maintenance cost over time is $75-$100/ year for paver patios that are properly maintained with Spring sanding of the joints. You can expect to have touch-up paver repairs done within 5 years that can cost you $350-$500.  If you let the patio walls & caps deteriorate, you can expect double or triple this average repair cost.

This raised or elevated brick paver patio was at an extreme state of despair. The biggest advantage of interlocking brick pavers, paver steps, & modular patio retaining wall block & caps is the cost advantage of long-term maintenance cost & appearance over wooden decks and stamped concrete.  This paver project is living proof it can be done!
