New Brick Paver Step Replaces Old Concrete Step at Porch

Paver steps are becoming the best replacement option of old concrete steps

The most popular request asked of me is an estimate to replace old & deteriorated concrete steps with paver steps Paver steps have become the most requested option for new patio or front porch steps.  The trend for this application is growing rapidly each year and many feasible options are available.

The past week in Ann Arbor, I was asked to replace an old pre-fab concrete step that was cracking and did not offer a safe transfer from the top of the porch to the existing concrete walkway. Being that the existing front porch was small, this created an unsafe issue when the front door was opened.  Guests or visitors had to step back onto the unsafe pre-fab step to allow the door to completely open.  The homeowner had had enough when a trick-or-treated fell off the porch this past Halloween.

The first objective was to create the proper rise (step down) to the new step and create a safe landing to step onto. I designed the new brick paver step to be 2ft out from the porch and also across the total length of the porch to allow for a safe landing to stand on.  The rises (step downs) from the porch onto the step and from the step down to the walkway needed to be within code.

The second objective was to have a decorative and attractive appearance to enhance the curb appeal of the home.  With out sacrificing function, this objective was easily achieved with the advantages & flexibility of brick pavers and modular retaining wall blocks & caps.  Being a traditional home, we used traditional paver shapes & colors to match the home.

I discussed with the homeowner in the original estimate about replacing the front cement walkway with new brick pavers.  Due to their budget, the new paver step was their first priority.  The new paver walkway will be installed in 2013 so they can budget for the expense.

To install the new paver step, we needed to saw cut the first pad of the concrete walk to properly set the new size & heights.  The pre-fab concrete step easily slid away and we dispose of it properly.  We needed to make sure we removed enough of the first slab of concrete to allow for a buffer row of brick pavers to allow for a proper height transition to the old cement walk.  This is not always necessary to do if riser heights are not an issue but since we will be returning next year to install a new paver walkway, we decided this was the best option at this time.

The end result of our design & installation was a very decorative, functional, and safe paver step that met all the objectives of the homeowner.  Once we install the new paver walkway to match this paver step, the curb appeal will be complete for this traditional home in Ann Arbor.  All brick paver step applications have unique & custom variables that determine the final design and installation.

Pavers Patio Replaces Old Concrete Patio in Canton, MI

Brick Pavers create a new Beautiful & Functional Patio and Step


The number one request we receive when installing brick pavers is replacing old, cracked, sunken, and deteriorated concrete patios, steps, and walks.  In Canton, MI this month we replaced this unsightly cement patio that drastically sloped back to the house, resulting in water problems around the foundation.  Because the cement patio had sunk, the rise on the cement step was over 12" and causing a safety issue.  It was time for the homeowner to address this unsightly and unsafe outdoor living space.

The homeowner was referred to us by a couple of clients that we had installed pavers patios for over the past few years.  The homeowner did get a couple of quotes from other brick paver contractors in the local area but they did not compare to us in ideas, dependability, and confidence.  Our price was in the middle of the 2 other contractors but the homeowner had complete confidence in our expertise and professionalism.  We did not disappoint!

After removing the old concrete patio & step, we prepped the base material and established the new height of the pavers patio and step.  Not only did we create the proper pitch from the house foundation, but we built the new pavers patio slightly above grade (yard level) to allow proper drainage off the patio.  Using extra base material to set the height, the patio had the appearance of a raised pavers patio without the cost of installing a retaining wall block & cap.

We transitioned the height of the pavers patio with the existing lawn height by stripping an additional 3-4ft of lawn.  We installed topsoil from the outside row of pavers gradually down to the lawn height. This created a new raised landscape bed for the customer to plant dwarf bushes, perennials, or annuals and cover with an organic mulch or stone mulch.  We also installed some flagstone paths off the pavers patio through the landscape beds to allow access into the yard.  You can just install grass, sod or seed, instead of a landscape bed but keep in mind it will have some slope.

The new pavers step was constructed with solid modular retaining wall block & caps.  This helps prevent any ongoing repair to brick paver inlays.  The only drawback is your paver steps or landing must be rectangular and not curved.  We created comfortable and safe 7" rises from the doorwall down to the paver block step and from the paver block step down to the pavers patio.

The homeowner took advantage of increasing the size of the new pavers patio to better facilitate there outdoor living space needs.  The popular "kidney" shaped design met their needs while softening the angles on the home.  The actual size of the patio was determined by placing all the furniture, grill, fire pit, etc.. out and outlining the needed space.  The outline can be executed by using marking paint, stakes, or the garden hose.


We properly installed this new pavers patio and step by meeting or exceeding all industry specifications of installing brick pavers.  The design was both aesthetically pleasing and functional.  The homeowner was educated on future maintenance requirements to insure long-term performance.  The end result was a completely satisfied homeowner and a proud brick pavers owner & crew!

Paver Steps Leading Down to Patio are Rebuilt

Poorly designed & installed Brick Paver Steps are our number 1 repair request


These set of Paver Steps in Ypsilanti where not only poorly designed but also poorly installed.  The inexperienced landscape contractor that the homeowner hired used an inferior garden block to construct these paver patio steps.  These garden blocks where not intended for paver step construction but more suited for landscape walls around plant beds.

Upon evaluating the cost of replacing the existing paver steps with a more appropriate engineered block & cap system versus reconstructing the pavers steps using the same products, the homeowner elected to have us reconstruct using the same products.  Due to budget and other household priorities, the repair cost made more sense for the homeowner at this time.


 Aside from the fact that these paver block steps may violate a few building codes, the attention to detail for construction was ignored too.  The end result was a set of paver steps that slowly deteriorated and became extremely unsafe for the homeowner & their guests.  The paver steps where sagging, separating, loosening, and collapsing quickly.

 Upon reconstruction we used the proper adhesives and geotextile fabrics inside the structure to reduce future erosion & settling.  We took every step to maximize the performance of these paver blocks & caps.  We instructed the customer to keep an eye on any future failure and make sure it is addressed immediately to avoid the same adverse situation they had just experienced.


There is no guarantee that these garden blocks will perform properly in the long-term because they are not intended for this particular application.  It may require routine touch up repairs, but for some homeowners weighing the cost for total replacement, this is the "cost/ benefit" chance they are willing to take.

Proper Paver Steps for Bay Windows

Steps leading to Brick Paver Patio are very important


The most important aspect of any Brick Paver Patio are the Paver Steps that are constructed to lead down from the doorwall.  For years I have watched many inexperienced landscape or so-called brick paver contractors install improper Steps at bay window doorwalls.  These are doorwalls that bump out from the wall of the home and have an open or cantilever bottom.

Many unqualified contractors try to wrap the paver wall blocks & caps around the side openings and enclose the bay window doorwall. If you encounter any brick paver installer who suggests to enclose your bay window overhang, you better run!


There are some important reasons why you should never enclose a bay window doorwall.

First and foremost, a builder will tell you that the opening under this bay window needs to have open air flow to prevent the wood from rotting underneath.  If enclosed, moisture will be constant and the possibility of the flooring inside the home being compromised. Some of these bay window overhangs have exhaust or soffit vents that need to be open.

Secondly, it is virtually impossible to properly pack the base material under the bay window to prevent the pavers and wall blocks from collapsing in over time.  After 28 years, I have never seen a set of paver steps that wrapped around and enclosed a bay window that did not require constant repair maintenance & resetting. It is one of my number one repair requests!

Just as important, constructing a paver step structure that is not encased within itself at a bay window doorwall is an inferior design & installation.  The wrap around approach to closing in a bay window opening with paver step blocks & caps will pull away and collapse over time.  By building a 4 sided structure up against the bay window, this paver step structure is encased within itself and therefore much stronger for long-term success. 

Basically a 4 sided paver step structure has it's own "back wall" to build up against as shown in these pictures. It is structurally sound and allows the proper flow of air under your bay window opening.  We can build them with straight or curved steps in the front leading down to the paver patio.

Most homeowners ignore the importance of the paver block steps leading down to their brick patio. Inferior design and installation will lead to years of frustration and safety issues.  Paver steps require expertise and are not cheap to build.  They are usually the most time consuming aspect of any brick paver installation.  Homeowners take paver steps for granted and pay for it in the (near) future.

A functional and creative set of paver steps can be the focal point of your paver patio, walkway, porch, or front entrance.  If you are going to cut back on expense, make sure it is not on the paver steps. There have been jobs in the past where we installed the paver steps and returned a year later to actually install the paver patio.

If your brick paver contractor is stumbling on recommendations for a paver step design, it would be beneficial for you to move on.  Make sure they supply you with a detailed description or picture of the set of paver steps you will be having installed.  If you ignore this detail of your paver installation, you may have years of aggravation and disappointment.

Brick Paver Patio Steps Repair

One of the most common Paver Patio Step repairs that we perform is the restoration & releveling of Brick Patio StepsPavers Steps require knowledge & expertise to be installed or repaired properly. Every day I am amazed by the inferior layout and construction by inexperienced landscape and brick paver contractors.


Brick Paver Steps require a sound design for strength and longevity. After properly designing a safe & sound layout, the execution of properly installing is crucial.  The set of Patio Steps above where installed only 3 years ago and required us to totally rebuild them from the ground up.  The wall blocks had leaned, the coping caps where gapped and loose, and the brick paver inlay had drastically sunk.

Upon reconstructing these Paver Patio Steps, we noticed the lack of using filter fabric materials, lack of filling all holes & gaps of the blocks, the lack of compacting in 4inch lifts, and the use of inferior adhesives for the caps. These block steps & caps never had a chance to properly perform.

This all resulted in this homeowner having to get a qualified brick paver specialist to repair.  The most disappointing thing for the homeowner was that the original installing contractor was not interested in servicing his needs.  The homeowner was thankful he was able to contact us and get his Paver Step repair done correctly and in a timely manner. Paver Patio Steps Repair in Belleville

Raised Paver Patio Steps needed to be reconstructed to be functional & safe to use


My team and I reconstructed some poorly designed & executed Paver Patio Steps leading into this bay doorwall this past week.  An inexperienced landscape contractor originally installed these paver steps so poorly, they had almost completely collapsed. Not only where these paver steps unsightly, but became dangerously unsafe to use. This has been an ongoing issue in the brick paver industry for over 25 years.

When it comes to bay (overhang) doorwalls, Paver Steps need a "back wall" constructed with the same blocks & caps to support the structure.  For many years now, unqualified & inexperienced contractors attempt to "box in" the bay doorwall overhang.  This is a recipe for failure. It is not only impossible to properly compact the base under this "overhang", it is not advised to close in this area from airflow. There can be long term problems with flooring inside the house that is directly above this overhang due to moisture & rotting wood.

Landscapers & inexperienced brick paver contractors usually do not have the expertise or knowledge to tackle these challenges.  Some will be reading this blog to finally gain some insight. Last week alone I had 2 calls from Landsapers who wanted to pay me for an on-sight visit to instruct them how to install some paver steps. Boy, if only their customers knew they hired someone who was "learning" on their job. 

This homeowner's paver steps not only where designed wrong, but the contractor used some cap units (not blocks) as riser units within the structure. Also, this modular retaining wall & cap system, Fendt Country Manor, requires fiberglass pins to lock them together. There were no pins any where throughout the structure. They just glued the block units together.

The biggest issue facing these block steps & caps was the collaspe under the bay doorwall which compromised the entire step system.  There was NO back wall to support these paver steps and therefore they were doomed to fail. It took 6 years before they were completely unusable, but signs of failure where evident to the homeowner after the first year.

When this landscape contractor returned for warranty work, they simply and wrongfully plugged gaps & holes with caulk and plastic bags!  Yes, they stuffed plastic bags in gaps & holes!  Due to the failure of this contractor performing professional work, this homeowner had to spend $1,150 to completely rebuild these Patio Paver Steps.

My team and I not only constructed the proper "back wall", but we used the required fiberglass pins for this wall & cap system, wrapped the interior with a geo-textile fabric, and installed the proper corner units to solidify this step structure.  We also increased the foot tread to 12" wide to allow for more safety by using a better cap unit then the previous installation.


The one area that separates the good brick paver contractors from the bad is the capability to design & install quality paver steps.  Paver steps are never really cheap because they require expertise, time, and attention to detail to give long-term success.  Paver Steps are always custom designed & installed.  Make sure your contractor can handle the challenge when it comes to patio, walkway, or porch steps.

Another Repair of Brick Paver Patio Steps & Porch Step

Brick Paver Steps  Repair

Our continued brick paver repair services took us to another paver patio steps & front porch step reconstruction this past week.  For the sake of not sounding redundant, this blog post will be brief with before & after pics.  My previous post went into more detail regarding the enormous need for paver patio step repair through out Ann Arbor & Saline.

Settled Paver Steps
This raised pavers patio has been in for over 5 years, slowly the brick steps leading into the patio door wall and front porch began to settle & shift.  They were currently in desperate need of repair for safety & appearance purposes.  This client called in the brick paver expert and we began to solve their issue.

Once the base material below is compromised, the complete paver step structure is going to fail. Large gaps begin to allow water to erode behind and below the paver block steps & caps.  The brick paver landing on top begins to sink and tripping hazards begin to appear.

This client's front paver porch steps exhibited the "smiley face" appearance which occurs often when a contractor does not compact the interior base material properly.  They just fill in upwards as they build each step without compacting the base in 2-3" lifts when building brick steps.

Before reconstructing
As we did with the earlier brick paver step reconstruction, we completely tore down the entire structure and rebuilt from the ground up.  Upon tearing down the block & cap steps, we discovered a reason for the paver steps settling.  The landscape contractor did not fill in gaps or holes (see picture) in the modular retaining wall blocks as needed.  This resulted in an inferior step or wall construction that was destined to fail over time.  Open spaces allow for base settling, erosion, and reduces the overall mass of the step structure.  We did relevel, recompacted, & filled all joints and holes.

When properly installed, brick paver patio & porch steps can give years of performance & spectacular appearance. Paver steps do require some basic maintenance over the years but will be minimal in time & costs if addressed in the early stages of settling or erosion. I expect that these newly repaired paver steps will give many years of safety and appearance that a brick paver client expects.

Remember to address the first signs of the brick pavers settling in the top landing, block & caps sagging, or caps coming loose.  Small periodic paver repairs will avoid very costly reconstruction in the future.
