Brick Paver Spring Maintenance in Ann Arbor

Time to perform spring maintenance on your brick paver patio, walks, & driveway!

Spring has sprung in Michigan and the threat of any further freeze thaw cycles is done.  This means it is time to strategize on the maintenance objectives of your brick pavers.  Assessing the needs and care that are to be taken to ensure long-term performance is upon you.

Take the time to inspect your brick paver walks, patio, and driveway for sunken or lifted pavers.  If sunken, it will take some effort to lift out, add some base, and reinstall.  If raised, it may only take tamping down with a hand tamper or power plate compactor.   Make sure you do not mistake sunken or raised pavers areas because the other is true.  For example, slightly sunken paver areas may look like the surrounding area is raised.  Evaluate which circumstance is true and execute the correct action.

The brick pavers in Spring may seem a little loose due to the thawed base under the pavers.  Also, the lack of paver joint sand in the joints will let pavers rock back and forth slightly.  This signals the most important step in maintaining your brick pavers…. Spring sand sweeping!  It is important to keep your paver joints filled with joint sand.  On a dry day, drop a bag or more of paver joint sand and spread over all your brick pavers.  Sweep generously over all the pavers and paver joints to insure filling any empty joints.   Blow off all your pavers with a light passing of a blower, insuring you don’t blow the sand out of the joints.  Any excess sand on top of the pavers will wash off with Spring rains but don’t leave any piles of sand on your pavers.

This is the most basic and beneficial service for your brick pavers.  This needs to be performed every Spring, preferably in mid to late April.  For the purpose of this article, I have not talked about cleaning & sealing of your brick pavers.  These are premium services that I discuss in detail in many other past articles.  Basically, if you feel your brick pavers need cleaning before adding new joint sand, just power wash the pavers & paver joints, let dry completely, and then sweep joint sand.  When it comes to sealing your brick pavers, I recommend it every 2-3 years, and you should perform the steps of cleaning and sweeping of joint sand prior to any sealing.

I want to further note that your Spring touch up of paver joint sand is “regular” paver joint sand, NOT polymeric sand (hardening sand).  Polymeric sand is another premium service which requires cleaning of all paver joints prior to sweeping in.  When working with polymeric sand, great care needs to be taken to make sure you avoid a disastrous result.

Brick pavers will perform excellent if you just perform this basic paver maintenance each Spring.  Paver joint sand is the blood line of all brick paver installations.  Spring brick paver maintenance can easily be performed by you the homeowner, or performed by an experience brick paver contractor at a reasonable cost. Contact us at brickdoctorbill@gmail.com if you want a qualified brick paver contractor to perform this service for you.

Brick Pavers repair, cleaning, sealing, & maintenance has sprung in Michigan!

Restoration of pavers patios, walks, steps, & driveways performed in Canton,Plymouth,Northville, and Livonia, MI

The ground is thawing in Michigan and the ever expanding nature of pavements, such as, interlocking brick pavers, begin to stress under this Spring occurrence.  Pushed to the limit, brick pavers will look wavy, pushed up, or contorted.  Our clients who we educate that this is a normal and natural event needs to exhibit some patience before getting discouraged about the performance of their brick paver patios, walks, steps, driveways, etc..

Easter is here and we will begin the inspection and bidding process later this week. To properly assess any need for paver repairs to damaged or failed brick pavers, the ground frost must have exited the ground below to make an accurate estimate.

Brick pavers maintenance is a growing need for our clients and we reward them (and us) by contacting them each March regarding our yearly brick paver services available.  We start every Spring by offering to service OUR CLIENTS first!  We contact our clients prior to doing any estimating of new business to allow them to get on our schedule.  Aside from touch-up repairs or the releveling of the pavers, we offer the following brick pavers services each Spring:

We begin each Spring season offering our valued clients our Spring Sand Sweeping and Compacting service.  We re-compact their brick pavers using a plate compacting machine to help re-lock the brick pavers and hopefully knock back down any pavers left sticking up.  We then finish with sweeping regular paver joint sand over their pavers to help refill any voided joints from the Winter snow, ice, & thaw.  Keeping paver joints filled is the number one maintenance need of brick pavers to help avoid erosion, shifting, & weed growth.

The next popular service we offer each Spring is Cleaning, Sanding, and Compacting of our clients brick paver patios, walks, driveways, etc..  This valuable service just adds cleaning of the brick paver surface and joints.  Clients usually take advantage of this service every 2 years as dirt, moss, mildew, or vegetation growth may reappear.

Simple Repair & Cleaning of Brick Pavers Patio and Walk in Plymouth, MI

Repairs, Cleaning, Sealing, and Maintenance of Brick Pavers is on fire!

This past week we performed a simple restoration of a brick paver patio and walkway in Plymouth, MI.  This is our most common brick paver service: simple touch-up repairs of sunken or lifted pavers, cleaning of the paving stones and paver joints, re-sanding of the paver joints, and re-gluing or loose block wall or step caps .  Some customers will elect to have sealing of their paver installations but this is completely optional.

This paver patio and walkway was installed about 12 years ago and this was the first attention it received.  The cost for our service on this particular raised paver patio and walk was $1,150.  This price did NOT include sealing with an approved brick paver sealant. Had this customer elected to seal this paver patio & walk, it would have been an additional $400.

All paver restoration jobs are priced custom and require different services and costs.  Repairs are the biggest variable when pricing restoration projects. Paver Step repair or patio wall blocks & caps are usually the most expensive repair to perform.

Cleaning & Sanding is very reasonable when performed during repairs.  The current condition of the paver surface & joints determines the overall cleaning cost.  Sealing is always optional and our costs includes using the "right" paver sealants that run approx. $175/ 5 gallon drum.  Many pseudo contractors are using imitation or the wrong sealers for high density concrete pavers.  I can not tell you how many times customers call me when things go wrong with sealing from other contractors or themselves.

Simple paver patio restorations can bring back the life of your outdoor living space.  Hiring a qualified brick paver contractor, not a landscaper or handy man service, is the first step in getting a quality job done.  The next step is being diligent and not neglecting your brick pavers.

Pavers Patio and Walkway Restored after 25 years

Brick Pavers are resilient and offer the best long-term pavement solution

We recently restored this Pavers Patio and Walkway in Ann Arbor that was originally installed 25 years ago.  The homeowner gave up about 5 years ago removing weeds from the open & gapping joints. I assured the homeowner that we could re-use the existing brick pavers and re-install the paver patio and paver walkway to their original dimensions, design, and appearance.  Aside from the normal effects of weathering, the original function of the paving stones would be restored.

We completely lifted up the brick pavers, removed any organic matter, re-compacted the original base material, added additional base as needed, and reinstalled the paving stones in the original shape, size, and design.  We cleaned the pavers and re-sanded with regular joint sand.  We then returned a week later when all was dry and applied an approved brick paver sealant.  The main purpose for sealing was to protect the paving stones from any further weathering.

The homeowner was never instructed by the installing contractor that they needed to keep the paver joints filled with joint sand. The installing contractor at the time told them that "brick pavers are NO maintenance" and they " will never move".  This was a constant theme I encountered through the early years of brick pavers in Southeast Michigan.

At the completion of this brick paver restoration project, we spent the much needed time educating the customer of the minimum maintenance requirements of interlocking pavers.  Spring sand sweepings of the paver joints and periodic spot repairs of any settled pavers will insure endless years of beauty and function.

Full Service Brick Paver Contractors Give You the Best Option

Homeowner's will need post or after installation services of their Brick Pavers

I sold a brick paver patio cleaning and sealing project this week whereby a homeowner had a prominent Ann Arbor landscape company install their brick paver patio last Fall.  They contacted this landscape firm this Spring to have the paver patio sealed.  The homeowner was told they do NOT provide any of those services! I hear this theme on a daily basis and this has shaped the business model of our company.

Poorly sealed Paver Patio
When some of these contractors do perform these services, they usually send inexperienced labor and not skilled workers.  This has lead to many frustrating problems for homeowner's who are left with inferior repairs and discolored sealed patios.  I had one homeowner who's paver patio & walkway had totally turned white from an inferior sealer or was improperly applied. He was told to "wait a year and it will go away".

I have been preaching for years that homeowners must do their due diligence when hiring a contractor to install, reconstruct, or redesign their brick pavers.  Start by hiring a true brick pavers contractor who's main business is interlocking brick pavers & modular retaining walls & steps.  Then make sure they offer after installation services, such as, after warranty repair, cleaning & sealing, and routine maintenance programs.

Patio falling apart

Make sure that these brick paver after installation services will be scheduled work, even in the Spring, and not "fill in work" or the famous "when we can get to it" response.  A true brick paver contractor emphasizes the paver repair & restoration service end of the business and not just when the season gets slow.  The homeowner wants to enjoy their pavers patio, walkway, or driveway during the Summer when Michigan presents its best opportunity.

Reconstructing from the ground up

Keep in mind that doing brick paver repair, reconstruction, rebuild, and sealing services is more difficult to execute than an unrestricted new installation.  It takes experience, forethought, and some expertise to execute some of these repair services. Prepping and making the right decisions on timing and application for sealing brick pavers is crucial too.

Patio reconstructed & sealed
You can not just send anybody out there to perform these paver services.  A true brick paver contractor will have an experienced, foreman type, worker performing your restoration services. The owner will have the forethought to offer the best options & costs that make sense for either the short or long-term. The brick paver company will schedule your work like any other work they perform, and not make you wait until it is convenient for them!

Pavers Patio Repair , Restoration, & Cleaning in Ann Arbor

Old Brick Paver Patio and Window Wells are restored & redesigned

I came across this brick paver patio in immediate need of repair and restoration this month.  To the homeowner's admission, no maintenance or joint sweeping had ever been performed for 15 years on this deteriorating brick paver patio in Ann Arbor.

Since it was installed in 1996, this paver patio had been neglected and ignored.  The current patio was full of dirt, water stains, weeds, dips, gaps, and pitching towards the home.  I assured this homeowner that my crew and I can restore this patio to its original beauty & performance.

The homeowner and I discussed some important design improvements that would give this paver patio an updated look.  The homeowner was very happy with the current size & dimensions so I suggested we soldier course frame the entire brick patio with a contrasting color that closely matched the house siding color. This small detail really gave this patio restoration the wow factor!

I also suggested we replace the old steel window well units with new landscape wall blocks that would be more functional and aesthetically pleasing.  The old steel units usually push up with frost and contort and warp over time.  The new landscape blocks will flex to future frost movements and drastically improve the paver patio appearance.

With these new improvements to the patio restoration approved, my crew and I began this project by completely lifting up the entire paver patio for reinstallation.  We cleaned the current paving stones and removed the contaminated top layer of base material.  The new landscape block window wells where installed and the current existing base material was recompacted. We added additional base to create proper pitches away from the house and reinstalled the paving stones with the new colored soldier course borders.

The end result was an incredible transformation and updating of this brick paver patio.  The new landscape block window wells were a perfect match and the paver patio now properly pitched from the home. The new color accented soldier course border gave the patio some "pop" and the cleaning brought back most of the original paver color. Next year the homeowner is having us return to seal this  paver patio to complete the total restoration.

It is usually never too late to update and restore an old pavers patio. An experienced and knowledgeable repair and restoration brick pavers contractor can meet your expectations for revitalizing your patio, walkway, driveway, etc...  Do your due diligence and you will not be disappointed.

Brick Pavers Patio Restored

Cleaning, Sanding, and Sealing performed on neglected Paver Patio

This past week we restored the original beauty of a brick paver patio in Ypsilanti. Due to unfortunate circumstances, the homeowner had not been able to maintain this paver patio the past few years.  Lack of attention and joint sand sweeping led to the ominous condition of the paver joints resulting in a neglected & unsightly appearance.

I assured the homeowner we could bring their brick paver patio back to life and create the original beauty they once enjoyed. This brick paver patio brought much joy and relaxation to her and husband in the past.  My team and I wanted them to once again let them experience the solitude & pride they cherished, especially during these tough personal times.

Repairs to the pavers were minimal but the cleaning & re-sanding was tedious and messy.  After the brick pavers and paver joints were dry a day & half later, we applied a generous coat of brick paver sealant to enhance the color and overall appearance. The paver sealer will temporarily keep the joint sand hard until needed touch-ups of sweeping the years to follow.  They should get about 3 years from the brick paver sealant but on-going joint sand sweeping will be needed.

As the homeowner became overwhelmed with emotion from this transformation, I explained to here that we offer at a small nominal charge a Spring Sweeping Maintenance service to maintain the beauty and function of interlocking pavers. This also gives us the opportunity to yearly inspect their pavers patio for any needed patio repair or signs of distress.

If you do not have the time or resolve to keep up with the minimal maintenance requirement need for joint sand sweeping, please set up a program with a brick paver contractor who can help you maintain the beauty & function of your brick pavers for years to come.  Something that may cost you $50 each Spring may save you $1,000's years later.

Ground Level Brick Pavers Patio, Step, and Walk Restored

Neglected for over 12 years, these Pavers are Restored by Repairs, Cleaning, & Sealing

Last week in Canton, Michigan, my team and I completed a total restoration of a ground level Brick Pavers Patio, Step, & Walkway. Daily I see these interlocking brick paver patios & walks that have been neglected & ignored until they become unsightly & unsafe.  Since these pavers have been installed over 12 years ago, no pavers maintenance or joint sand sweeping had been performed.  The pictures to the right is the results that you can expect from neglecting your brick pavers.

We started by performing necessary paving stone repairs that had sunk, lifted, and gapped.  Due to riding lawn mower damage, we also reset the outer 2 rows of paving stones for the entire paver patio & areas of the pavers walk that had tilted.  It is important to keep riding lawn movers off your paving stones. You or your hired lawn service contractor needs to weed whip approx. 1ft out from the outside edge of pavers to keep the mower tires off. Also, sprinkler heads need to be adjusted to keep water from spraying over or onto the paving stones.

The most immediate need was to repair the small curved Paver Step at the doorwall. This was not only an eye sore, but it had become unsafe for foot traffic.  We completely rebuilt the Paver Step by re-using the same materials but with a stronger construction.  As soon as Step caps or blocks come loose, it is important to address the issue before it quickly deteriorates.

After performing touch-up repairs to the paver walkway, we cleaned & power washed all paving stones and paver joints freeing them of moss, dirt, weeds, and grass.  We completed the process by sweeping in paver joint sand after the paving stones had dried. We cleaned up the job site and scheduled our return for Sealing all the pavers.

A few days later when all the pavers & paver joints where dry, we returned and applied an approved brick paver sealant over the pavers patio, step, and walkway.  The transformation of this interlocking paver project was tremendous!  The homeowner was ecstatic and I took the time to educate her on the minimal maintenance requirements for long-term performance & appearance.

This total restoration was just under $1,300 which included the repairs, cleaning, & sealing costs for this particular size & needs.  I explained the importance of keeping the paver joints filled with joint sand each Spring and if she did not have the time or inkling to perform, we offer seasonal  paver sweeping services at an affordable cost.

It is important to not blame brick pavers for failure, in most cases I see like this one, it was homeowner's neglect. It's not always the homeowner's fault because they were not properly educated by the installing contractor.  This is why it is important to select a brick paver specialist who offers ongoing advice & maintenance services.  Address the issues early to avoid high costs of repair and frustrations.

Brick Paver Raised Patio Restored in Canton

Paver Patio Walls and Paving Stones repaired & cleaned for new life!

After 15 years, this Raised Brick Paver Patio in Canton was in much need of restoration. The homeowner was not the original owner but the need for using their paver patio became a priority when they began to work out of their home.  With some aggressive repair techniques & surface cleaning of the wall blocks, caps, and paving stones, my crew and I where able to renew this homeowner's passion for morning breakfast on the patio.

In so many reconstructions of raised paver patios, the wall blocks & caps needed stretches rebuilt to retain the pavers properly.  The wall caps were removed, cleaned of glue & dirt, and re-adhered after we completely re-leveled the wall blocks that had dipped and leaned out.

We removed all the paving stones, removed any contaminated base, re-compacted the existing base material, and added additional base as needed.  We relaid the pavers in the same herringbone pattern and then power wash cleaned them.  We finished as always by sweeping in paver joint sand, compacting, and then sweeping again.

The new homeowners were amazed by the transformation.  They had just avoided using this raised paver patio for the last couple of years due to its state of distress.  Embarrassed to have family or friends over, it was time for them to take action.
There is no reason to be discouraged, embarrassed, or scared to use your brick paver patio.  There is no reason you can't enjoy morning coffee on a pristine pavers patio that can be newly restored.

Brick Paver Walkway Restored in Ann Arbor

Even after 15 years of neglect, Brick Pavers Walkway looks like new again!

When I first approached this brick paver walkway in Ann Arbor, I knew my team and I could bring it back to life.  The homeowner believed she had to replace the paving stones with a new paver. I assured her that I could make her walkway look new again!  She trusted my recommendations and we began the transformation.

We started by lifting up the entire Holland paver walk since it had dips, gaps, and uneven lines throughout the entire length. We cleaned off the top layer of base that had been contaminated with soils & silt and re-compacted the rest with a plate compactor. We added new additional base as needed and began re-installing this paver walkway in like size, dimensions, and shape.

Upon completing the re-installation of paving stones, we replaced the old PVC edge restraint that had severely lifted with a hidden cement bead. We cleaned the surface of the paving stones with a power washer & mild general cleaner. After this paver walkway was dry enough, we swept in paver joint sand, compacted with a plate compactor, and then finished with another sweeping of paver joint sand.

A couple days later after everything was dry, we touched up the paver joints with sand, blew off all excess with a blower, and then applied an approved brick paver sealant. We instructed the homeowner to block off and stay off the paver walkway for at least 24 hours and then enjoy! This once eye sore has now brightened the view & curb appeal of this home.

The results were dramatic and this homeowner saved over $1,000 by not replacing the paving stones. Not all cases of paver restorations will get the same results, but the majority of our projects do.  It takes time, experience, and detailed knowledge to get this type of repair, cleaning, and sealing results. It is usually best to let your brick paver specialist perform these services for your brick paver patio, walkway, driveway, and more.

Brick Paver Driveway Cleaning & Sanding

Brick Driveway Cleaning

Here is brick paver driveway we cleaned and sanded this past week.  This paver driveway was installed about 7 years ago and was in immediate need of cleaning off moss, weeds, and dirt from the paving stones and paver joints.

The homeowner admitted he has not performed any yearly maintenance of paver joint sand sweeping. Due to dense tree growth, moss & mold had taken over the appearance of his paving stone driveway.  This homeowner was desperate to regain the beauty of his paver driveway.

We spent 18 hrs power washing all the brick pavers & paver joints to remove all the mold, moss, weeds, and dirt.  We scrubbed the pavers with a mild concoction of powdered Tide & water in a bucket, agitating them with a short bristled brush. This helps remove & loosen up the unsightly substances. Most people do not realize the tedious time involved in properly power washing pavers & paver joints.

After all the paving stones where cleaned and dried, we swept in paver joint sand.  It is very important to keep all your paver joints filled with the proper joint sand to help keep pavers from shifting and help deter weeds & dirt from taking over.  Paver Driveways require even more attention due to the heavy & frequent traffic of cars.

This homeowner was considering sealing his paver driveway because he thought it would deter any future moss growth or keep him from having to sweep in more joint sand.  I informed him this is NOT true that moss, given the right conditions, will still grow on top of the pavers & paver jointsSealing of the paver joint sand will only be temporary as the paving stones flex to the effects of winter frost & snow and future sweeping will be required.  Though there are some important reasons to apply a brick paver sealant to pavers, I would always choose to seal your brick pavers for the aesthetic value or the "wet look" appearance.

So keep your brick pavers clean for years of beauty & enjoyment and keep your paver joints clean and filled with joint sand for long-term performance & success. Your curb appeal investment in brick pavers can not be ignored so if you do not want to do the needed work yourself, call a brick paver professional.

Brick Paver Polymeric Sand for Paver Driveway

This past week in Ann Arbor we did a brick paver repair, cleaning, and polymeric sanding of a paver driveway. The paver repair was minor but we needed to do an aggressive cleaning of the pavers and paver joints. The customer complained he was experiencing weeds, grass, and excessive moss growth in their paver driveway.

The customer told me that they had the paver driveway installed about 5 years ago but they have not had any brick paver maintenance done. They have NOT swept in any paver joint sand since the paving stones have been installed!

Due to this neglect, the paver joints have been a breeding ground for the growth of weeds, grass, and moss.  The paving stones exhibited black soot and mold growth on the surface, thus inhibited the beauty and color of their interlocking pavers.

We started by spending over 6 hours aggressively power washing the paving stones and paver joints. We first made wet the paver driveway and agitated it with a stiff bristled brush and combination of water, bleach, and Oxy Clean solution. This special concoction helped cleaned the surface but power washing was necessary to completely deep clean the surface of the paving stones.

We then returned a couple of days later when all the paving stones and paver joints where dry so we could properly sweep in polymeric sand. In this particular paver driveway project, we used Pave Tech's SANDLOCK polymeric sand. We find this product to be durable and long lasting.

After vigorously sweeping the polymeric sand into the paver joints at a 45 degree angle, we use a simple leaf blower to blow off carefully the excess polymeric sand from the surface of the paving stones. It is important not to blow the polymeric sand out of the paver joints.

The final step is to wet the polymeric sand so the bonding of the polymers can begin. We began by gently misting all the paving stones and paver joints to begin the process. After lightly wetting the paver driveway, we gently misted paver areas so the polymeric sand was thoroughly soaked. We started at the highest point and worked our way down to the street, making sure that there is no run off or puddling. If there where any puddles, we used a simple wisk broom to remove excess puddled water.

When we completed the polymeric sand application, we instructed the homeowner to stay off the paver driveway for 24 hours to insure no tracking of the polymeric sand. The polymeric sand usually starts to harden after an hour but no need to push it.  Our customer was ecstatic with the results and I took the time to educate them on future brick paver maintenance to insure a less costly event.

Brick Paver Sealing

One of the biggest questions that I am asked is about the sealing of brick pavers. First and foremost, brick paver sealing is usually optional. I am definitely an advocate of sealing brick pavers but the number one reason for sealing pavers is for the aesthetic value. Sealing gives the pavers the "wet look" or satin finish that typically darkens or accents the color in the paving stones. I instruct customers to wet their pavers with a hose on a cloudy day. If they like that look or if it better matches other color schemes on their house, then go ahead and seal brick pavers. In an average environment you do not have to seal your pavers to protect warranties or long term performance. Admittedly, sealing will slow down the effects of weathering of pavers and retaining walls.

Below are some steps or tips when sealing brick paver patios, walkways, and driveways.

After a new paver installation, wait approximately 3 months before sealing brick pavers or retaining walls. The reason for this is twofold. First you want to let the joint sand settle in for a month or so and perform any touch ups where needed. The second is to allow the pavers to completely dry and allow any efflorescence to occur. Efflorescence is the process whereby the brick pavers may exhibit a white powdery deposit or residue on the surface after moisture evaporates from the paving stones. The normal approach is to let this deposit or residue just weather off. After about 3 months of the concrete pavers exposed to sun & elements, this process should be complete.

Prepping for brick paver sealing is very important. If your brick paver patio or walkway has been in over a year, I suggest you do a general basic powerwash cleaning. By powerwashing you can remove any dirt or other debris off the top of the pavers and clean out any joints with soil or foreign debris in them. Let your pavers and paver joints dry for atleast 4 hours before sweeping in any joint sand. There is no need to use polymeric (bonding) sand in the joints if you are going to seal your pavers. If you are not sealing, then let your paver patio or walkway dry for 24 hours before using any polymeric sand. DO NOT sweep jointing sand into joints if the pavers or paver joints are wet! You want fine angular joint sand to completely fill all joints and wet sand will NOT achieve this goal.
After joint sanding your brick pavers, use a light mist from the house hose to wash off the top of the paving stones, letting the sand wash off the pavers and letting the sand settle in the joints. Let the brick patio or walkway dry and settle in for a day or so before application of the brick paver sealer.

Applying the brick paver sealing needs to be done on a dry and rain free day. Make sure you follow the directions of the brick paver sealing manufacturer when sealing your brick patio, walkway, or driveway. I usually wait until after 10am to let any dew or morning moisture burn off. Though most paver sealers are dry to the touch in a half hour, it is best to stay off your paver installation for 24 hours. The smell of a freshly sealed patio may be strong for a few days and usually is not noticeable within a week.

My preferred method of applying paver sealer is to use a 2 gallon pump garden sprayer. I have used 100's of different sprayers from commercial steel sprayers to cheap plastic garden sprayers. I find it is best to use the inexpensive $20-25 plastic sprayer and just throw away after use. The amount of time & effort to flush out and clean the parts of a sprayer from the thermoplastic resins is not worth keeping the sealer sprayer. Even an expensive steel commercial sprayer will need all rubber seals replaced and constantly cleaned. Spraying on sealer will give you a heavier coat of sealer that will help soak into the joints. Using the rolling method of sealer with a foam roller will stretch your sealer more evenly but is hard to get soaked into the paver joints. The rolling method of applying sealer also can experience some problems if the paver joints are wider, pulling sand up out of the joints and rolling onto the top of the brick pavers. The spraying method of applying sealer also is easier to apply to steps, walls, caps, and tight areas.

It is important not to make yourself crazy prepping to get your brick paver patio, walkway, or driveway perfect for sealer. It is not a controlled environment like inside. You can not control the weather, temperatures, wind, or any floating debris. Your goal is to enhance the appearance and performance of your brick pavers and retaining walls.

Time to Repair, Clean, or Seal your Brick Pavers

May is here and it time to repair, clean, or seal your brick pavers or retaining walls. The hard winter frost that we experienced this past winter in Michigan is now gone and dried up. May is the best month to begin any maintenance on your brick paver patio, walk or driveway.

The soft ground has now hardened enough to reset any pavers that may have settled from the tremendous flexing of the winter frost. It is now time to sweep approved joint sand in all the paver joints to keep the brick pavers from moving, weed seeds from settling in, and deter water tunneling. The one maintenance each spring on brick pavers is joint sand sweeping. Cleaning is only required if you neglected the brick pavers and allowed dirt and weeds to take over the joints. Also, moisture stains or moss may be overtaking the beauty of the brick pavers surface. High pressure powerwashing may be required to clean out the joints and paver surface. After a thorough powerwashing is complete and dried, an approved joint sand should be swept in.

In the past few years, there has been a great improvement in the joint sand swept in the brick paver joints. Not only has there been an expansion in colors, but an improved product has come to pass. This new joint sand product is Polymeric Sand. This joint sand is mixed with polymers, which after getting wet, the sand bonds hard, much like mortar in the joints but flexes to the subtle paver movements. This bonded sand also keeps weed seeds from establishing and also keeps you from tracking sand into the house or pool.

The final option for brick pavers is the application of an approved Sealer. This is not any sealer that you can purchase at Lowe's or Home Depot. This very high quality and long lasting sealer has thermoplastics in it to withstand the outside elements. Usually sealing brick pavers is optional but I am an advocate of its use. First, it gives the brick pavers the "wet" look which enriches the color appearance. Second, it keeps the brick pavers from "etching" which is the exposure of the stones in these high density concrete pavers over time & weathering. Lastly, it hardens the regular joint sand in the paver joints which gives you the same benefits of the polymeric sand explained above.

Routine and minimal maintenance on your brick pavers will give you many years of aesthic beauty and functionality. Much like replacing the roof on your house, if you neglect the surface (top), the rest will come crashing down.
