Brick Paver Patio Repair in High Demand for 2021

Canton, Plymouth, & Northville bids for patio repair & restoration soars 

Due to the pandemic, homeowners are requesting more than ever to have their brick paver patios updated, repaired, and restored to accommodate more entertaining and their family relaxing outside.  Brick pavers patios are the most popular outdoor living space throughout Southeast Michigan.  

The most popular style of brick paver patios is the Raised Paver Patio.  This patio is raised off the ground or grade level and is usually supported by modular retaining wall blocks & caps. The are very attractive and functional, but they do require more ongoing maintenance & repair than the basic ground level (grass level) brick paver patio.

The Raised Paver Patio was on fire during the 1990's and 2000's replacing wooden decks as the most designed outdoor living space extension in Metro Detroit.  During my company days, we removed more decks and cement patios than I can count.  Rarely did a homeowner request for a ground level patio.  The Raised Paver Patio design offered a more prominent structure and elegance.  I often would design a Multi-Level Raised Patio that offered some height variety & function for improving the landscape and home appearance.

As 15 years has past, the long-term feedback became apparent with Raised Paver Patios.  They require more upkeep than the traditional ground level paver patio.  The main culprit is the natural climate.  In Southeast Michigan, winter ground frost is that culprit.  Assuming the brick paver contractor installed the paver patio to the standard specifications, routine maintenance & repair like all outdoor structures is still needed.

Old Brick Paver Patio & Steps Replaced in Ann Arbor

Updated Pavers Patio & Steps will improve house value




Brick Doctor Bill and Team replaced an old dilapidated and neglected brick paver patio and steps in Ann Arbor, Michigan this past week.  This old paver patio was sunken and was taken over by organic matter which inhibits the performance and appearance.


Like many clients we do work for, this homeowner inherited this neglected paver patio when they recently purchased the home.  The homeowner was embarrassed by the appearance and frustrated by the lack of its functionality.  It was time to have us perform a solution!

This client had done some good research and had set a reasonable budget for us to replace the unusable brick paver patio and install an updated outdoor living space they could be proud to use.



We took a simple traditional Holland 4X8 brick paver and improved the appearance by laying in a 45 degree herringbone pattern.  With modern color choices and detailed design patterns, we greatly improved the visual appeal of this brick pavers patio.





We did a simple paver block & caps paver step structure that will need less maintenance over the years.  35+ years of experience and analysis has showed us that step structures that are of solid blocks  & caps, no use of actual brick pavers, hold up much better. Paver steps and landings in rectangular designs are structurally stronger and more functional. Also, we have moved away from 1/2 circle or curved paver steps that require frequent maintenance and repair.

The final installed new brick paver patio and paver step is simply spectacular! We set them up on our yearly brick paver maintenance program.  Now our client will no longer be embarrassed to have friends & family over and the function of this pavers patio will be enjoyed for many, many, years to come!

Push to complete Fall Brick Paver Restorations in Full Gear

Completing Paver Repairs prior to Winter in Michigan is Essential


Our Fall season push for completing Brick Paver repair, sanding, cleaning, and sealing is in full gear.  Fall restoration of paver patios, walkways, driveways, paver steps, etc.. is essential to be completed prior to late Fall rains & Winter ground frost.  Both rain and ground frost are the biggest contributors to expanding the occurrence and size of paver repairs.

Compromised or settled brick pavers & retaining walls are stretched to their limits if left unattended or not properly reset.  Water flowing into settled pavers areas & paver joints results in face paced erosion and further damage.  Winter ground frost will heave and expand the structure and if the brick pavers or retaining walls are not properly set,  the whole interlocking paver system will begin to fail.

When I am bidding in the Fall, I often hear the response from homeowners that "we may wait until next Spring to have this done".  This can be a costly mistake.  Aside from the compromised areas increasing in size and thus more labor or material costs, Fall prices are usually less than Spring prices for services.  Most brick paver and landscape contractors in Michigan are slowing up in demand for services in the Fall.  Once Spring arrives, the demand is incredibly high and the pencil is not so sharp!

I also explain to my customers that usually after Jan 1, our renewals for businesss, auto, workmans comp,& liability insurance occur. These costs are always rising.  Crew member wages usually increase beginning each Spring too. Labor is the largest cost variable in our brick paver services.

This past week we performed some brick pavers restorations that not only improved the performance & appearance of their pavers, but insured that their cost for repairs will not increase by waiting until Spring.  When Spring arrives, these homeowners will enjoy their newly restored pavers and not have to wait to have done when the weather breaks.  Most important is the cost savings having done in the Fall versus the Spring!

Pavers Patio Repair, Cleaning, & Resanding in Ann Arbor

This past week in Ann Arbor, we were able to transform this neglected Pavers Patio back to its original beauty & function. The homeowner was having a graduation party this Summer and needed help!

 Covered in moss, mildew, dirt, weeds, and grass, this paver patio hid some much needed repair to settled & loose paving stones and spreading paver joints.

We see this condition of brick pavers on a daily basis all too often.  I have always believed that once things get this far out of hand, homeowners give up.  This particular homeowner stopped maintaining this paver patio about 5 years ago and it shows. Full Service Brick Paver Contractors Give You the Best Option

Homeowner's will need post or after installation services of their Brick Pavers


I sold a brick paver patio cleaning and sealing project this week whereby a homeowner had a prominent Ann Arbor landscape company install their brick paver patio last Fall.  They contacted this landscape firm this Spring to have the paver patio sealed.  The homeowner was told they do NOT provide any of those services! I hear this theme on a daily basis and this has shaped the business model of our company.

When some of these contractors do perform these services, they usually send inexperienced labor and not skilled workers.  This has lead to many frustrating problems for homeowner's who are left with inferior repairs and discolored sealed patios.  I had one homeowner who's paver patio & walkway had totally turned white from an inferior sealer or was improperly applied. He was told to "wait a year and it will go away".


I have been preaching for years that homeowners must do their due diligence when hiring a contractor to install, reconstruct, or redesign their brick pavers.  Start by hiring a true brick pavers contractor who's main business is interlocking brick pavers & modular retaining walls & steps.  Then make sure they offer after installation services, such as, after warranty repair, cleaning & sealing, and routine maintenance programs.

 Make sure that these brick paver after installation services will be scheduled work, even in the Spring, and not "fill in work" or the famous "when we can get to it" response.  A true brick paver contractor emphasizes the paver repair & restoration service end of the business and not just when the season gets slow.  The homeowner wants to enjoy their pavers patio, walkway, or driveway during the Summer when Michigan presents its best opportunity.

Keep in mind that doing brick paver repair, reconstruction, rebuild, and sealing services is more difficult to execute than an unrestricted new installation.  It takes experience, forethought, and some expertise to execute some of these repair services. Prepping and making the right decisions on timing and application for sealing brick pavers is crucial too.

Sealed Paver Patios & Walks still need Spring Sand Sweeping

Sealing Brick Pavers enhances colors and protects from weathering


I have been educating my clients for almost 30 years that sealing of brick pavers is for enhancing the color of their paving stones or modular retaining wall blocks and caps. Aesthetics is the key reason for deciding to seal your pavers.  While giving your brick paver patio, walkway, driveway, porch, etc.. the "wet", gloss, or matte look, slowing down the effects of weathering is another valuable benefit of sealing

Many inexperienced and misleading landscape contractors have convinced customers that sealing their brick paver patios will also permanently harden the sand in the paver joints, eliminating the growth of weeds or the need to sweep joints in the future.  This can not be further from the truth!

Over time brick paver sealants or joint stabilizers, whether applied as a liquid or swept in as a solid,
will break down in the paver joints due to winter frost, erosion, or ground movements.  Paver joints absorb the movement of the interlocking pavement system and that is one of the keys to its success and performance.

Sealed paver joints are no exception.  They will loosen over time and require refilling of paver joint sand. Time is a variable due to weather, erosion, climate, and frost conditions. It is not necessary to reseal the paver joints when re-sweeping.  Keep up will refilling your paver joints with the proper joint sand and reseal your paver patio, walkway, driveway, porch, etc.. when necessary for the paving stones which is usually every 2-3 years (or summers). 

Sand sweeping of paver joints will be a continued routine maintenance of sealed brick paver installations.  Do not have your pavers sealed because you are under the impression you will not have to have joint sand swept in periodically.  If you keep your paver joints filled with clean joint sand, and not dirt & organic matter, you will greatly reduce any evidence of weeds.

Are popular Paver Block Firepits and Grills the thing of the past?


Once the toast of the Paver Patio, Firepits & Paver Block Grills lose their taste!


The past 15 years I have not had a customer who had us install, repair, or restore a brick paver patio who did not inquire about adding a firepit or paver block grill.  As most brick paver manufacturers searched for new uses of their products versatility, outdoor living spaces became the marketing focus.  Most Americans consider paver patios, decks, or four seasons rooms the "5th room" of the house. This is often referred to as the "outdoor living space" of the home.

Entertainment, family enjoyment, and functionality began to change in the back yard after the turn of the century. The past few years I have noticed a change in the choices for paver patio "add-ons" and "accents".  I am giving some recommendations below to consider as an option before having your brick pavers contractor install a firepit or paver block grill in and around your brick pavers patio.


FIREPITS
The single most enjoyment for most families in the back yard is a good ole fire.  As it mesmerizes the kids, warms the skin, lights the night, keeps the bugs at bay, and creates a camping trip smell, the paver block firepit was once the "golden nugget" of brick paver patio installation.  Whether roasting marsh mellows, skewing hot dogs, or setting the scene for long scary tales, firepits have brought bounds of enjoyment for family & friends.

I have recently began to advise my customers who request paver block firepits to consider the option of using the new portable firepit structures offered by outdoor living centers or home improvement centers like Lowes & Home Depot. The variety, costs, and flexibility of these portable firepits can not be matched by a permanent paver block firepit.

Flexibility of placement and cleaning are just a start. Accessory items, such as fitted covers, are a huge benefit.  The greatest advantage is cost! The minimum 5ft diameter paver block firepit installed is $700 ( alittle cheaper if combined with a new paver patio installed).  Portable firepits range from $75- $400 depending on the structure's material & size. There are even patio tables with a firepit in the middle that are a dazzling idea.

I, Mr. Brick Paver Contractor, personally uses a wrought iron & tile firepit and a chiminea on my pavers patio.  Cost was obviously not a factor in my decision but the flexibility of changing the location of the firepit seasonally or during events was the biggest draw. Having had a paver block firepit in the past, I was fully aware of the aggravating cleaning process too.


BLOCK GRILLS
Much like the firepits above, paver block grills have become out of favor due to the high cost of pre-fab and custom construction units.  Pre-fab or custom construction grills, fireplaces, & kitchenette paver block units with all the appliances pre-installed can range from $10,000-$12,000 each unit when purchased and installed. Though beautiful, these paver patios features are affordable to few.

Focusing just on the paver block grills, I have come up with a less and feasible cost application that we have implemented the last several years.  I refer to it as the "custom grill enclosure".  Basically, the homeowner purchases a new stainless steel grill with the features they desire, and we "enclose" the unit using paver blocks and/ or caps. We custom design & cut to fit the grill unit while creating added surface space. It is worth mentioning that the more round or curved your grill is, the more cost to custom enclose will be.

The custom grill enclosure runs about $2,500-$3,500 depending on the size & cost of the new grill.  We also are able to construct the custom grill enclosure so the unit can be easily removed if needed.  This application for a paver block grill has been a happy median of cost & appearance that our homeowners could afford and enjoy. This installation process really gives your pavers patio and outdoor living space the "wow" factor!


I know, I know, why would a respectable brick pavers contractor cut out profitable patio "add-ons" that customer's want & request. Well its simple, I always approach each and every paver bid, whether a new installation, repair, or cleaning & sealing project, with the mind set of "what I would want an honest and informative contractor to tell me". 
I like to analyze each paver project with a "cost / benefit" approach, offering the most economical products, design, & solutions that best meet the customers needs. Sometimes simple solutions to wants & needs can satisfy both customer and contractor. Most time customers just need to know what options or solutions can solve their needs at the best price.

A Brick Paver Repair to Avoid

Paving Stone Repair

Today I did a brick paver repair bid on a paver patio in Ann Arbor. Here is a picture of a common paver repair I see each Spring.  In the picture, you can see that the one paving stone that the leg of this fire grill is on has sunk. The most common occurrence I see of this effect is when people leave their patio furniture umbrella stand on the paver patio through the Winter.

This common paver patio repair is the result of the weight of the fire grill not allowing this individual paving stone and paver base below to flex to frost movements. Therefore, the surrounding pavers and paver base were able to flex to the freeze thaw cycle and the one paving stone the leg sat on did not. The result is the weighted down paver sunk into the base as the surrounding paver base flexed up.

Though this brick paver repair is minimal, it can be a nuisance and eyesore. In frost states like Michigan, it is important NOT to leave (stationary) any weighted items on your brick paver patios, walks, drives, or porches through the frost Winter months. Just simplly place items in your plant beds, garage, or yard until the winter frost has disappeared from your soil or paver base.
