Polymeric Sand....Oversold?

Being touted as the "savior" for Brick Pavers is not true

The marketing machine for Polymeric Sand for brick pavers is in full force. Homeowners are embracing  the use of polymeric sand as the savior of brick pavers. Though there are some very good benefits, Polymeric Sand is NOT going to eliminate or prevent the need for ongoing paver maintenance.

Back 25+ years ago, I was frustrated with the perception that unqualified contractors gave homeowners...."Brick Pavers are NO maintenance !".  This could not be further from the truth and I had to spend needless appointment time explaining the myths these contractors created.

Polymeric Sand touting is the new frustrating "myth" that I have to spend countless time explaining the benefits and limitations.  Just this past week, I was frustrated with a customer who repeatedly said she wanted polymeric sand in the paver joints ..."so her bricks will never move!".

If she wanted to greatly reduce the chance of weeds or grass growing in the paver joints, if she wanted to reduce the chance of tracking any joint sand into the house, if she wanted to reduce the amount of sand sweeping each Spring of the paver joints, if she wanted to greatly reduce the erosion of any base material from rains, snow, & ice, then Polymeric Sand is a viable solution. In cases of extreme slope or water run off requires the use of bonding sand or permeable pavers.

But to keep your brick pavers in place for all time to come, well you are greatly misinformed. If that were true, we would fill all our road cracks & potholes in Michigan with Polymeric Sand and you would have a smooth ride from Detroit to Sault St. Marie.

Polymeric Sand is definitely beneficial in reducing the negative aspects of paving stones but you need to weigh the cost & benefits of it's use. If you can spend a half hour each Spring sweeping paver joint sand into open joints of your patio & walk, then Polymeric Sand is not necessary. Keeping paver joints filled already reduces weed & grass growth, loose pavers, and erosion damage.

Polymeric Sand requires patience and in most cases should be installed by a qualified brick paver contractor. Done wrong or sloppy, polymeric sand repair or removal can become a costly & tedious experience. Once winter frost goes through your brick paver paito, walk, driveway, porch, etc.. you will still need to touch-up areas each Spring.

Brick Pavers Restored in Ann Arbor

Paver Patio, Steps, and Front Walk repair, cleaning, & sealing



If your brick paver patio, steps, or walk is in much need of attention, do not fret, a qualified brick paver contractor can restore them to their original beauty.  This past week my team and I had a challenging paver restoration project in Ann Arbor. Their paver patio was covered in mildew & moss. The front paver walk had alot of gapping & settling. The front walk steps where improperly installed and deteriorating. See this transformation!


Assessing the time & cost of restoring brick pavers can only come from years of experience.  I often work with customers that want to perform the cleaning process and that is fine. Repairs & sealing should be handled by the brick paver specialist to insure long term success & performance.


The pavers patio had never been cleaned or sanded since it was installed. Moss had taken over most of the paver joints and dirt & mildew diminished the color & texture of the paving stones.  By aggressively power washing & scrubbing with a general cleanser, we were able to prep this brick patio for a coat of paver sealant.  After we completed the sealing, this brick paver patio was anew & vibrant.

The front paver walk had several areas of settling and the soldier course row on both sides was gapping. Not only did the gaps present a tripping hazzard, the "opened wound" allows for erosion of the under base and breeds weeds & grass growth.  The paver repairs were performed first, the entire walk was cleaned & re-sanded, and then completed with an application of brick paver sealant. Repair of paving stones are not as easy as the original installation. Re-installing the pavers require attention to detail and foreseeing issues.  Often we find ourselves just relaying stretches of the paver installation because the frustration level will be greatly reduced.


The existing front walk paver steps were improperly installed by mortaring the paving stones together. After years of touch-up and frustrating repairs, the homeowner wanted another solution. In frost States like Michigan, mortared high density concrete pavers will NOT last long as steps. Our solution was to install a modular retaining wall block & cap system for the new steps. If there are any future need for repair, they can easily be repaired at a very low cost and no unsightly patched mortar.


If the brick pavers around your house have been neglected, it is not too late to restore & enhance the beauty and function they once served.  The cost is always determined by the severity of the neglect and the labor time it will take to restore.  The good news is we usually can reuse the paving stones and wall blocks & caps to keep the cost reasonable.  With a little tender loving care, you can avoid the high costs associated with extreme make overs.

Raised Paver Patio is Restored after 17 Years

Multi-Level Brick Paver Patio in Canton restored back to original beauty and function!

After 17 years since being installed, this elevated or raised brick paver patio needed some immediate attention to restore the enjoyment the homeowner experienced for so many years.  Brick paver repair, cleaning, and sealing can restore outdoor living spaces like patios, walks, driveways, etc.. to their original beauty & function.

The homeowner admittedly ignored the need for repair, cleaning, and sealing of this raised paver patio for many years.  The result was added settling of the patio retaining walls and paving stones.  As dirt & silt , moss, weeds, and grass flourished due to the lack of paver joint sand & seasonal maintenance, this raised paver patio slowly deteriorated in structure & appearance.


My team and I began by completely removing all the paving stones from the top of the elevated paver patio.  The patio retaining walls areas that had settled were torn down and rebuilt using the same blocks & caps.  The existing base material was re-compacted and additional base was added as needed.

The most difficult task was to recreate the same layout of design in the pavings stones. This particular product, Unilock's Classico St Clair color has been discontinued, so we needed to pull up an area off the raised patio at ground level that did not serve any purpose.  In large brick paver projects that have a creative design, not all the little pieces fit exactly back together. So, additional matching or similar paving stones are needed to complete the restoration.

The homeowner also took advantage of a design change while we were reconstructing this pavers patio. There was a sunken 8ft X 8ft pad within the patio structure that allowed for a Hot Tub. The customer no longer had the Hot Tub and this area was not functional.  We reconfigured the patio walls & caps, filled the area with added base material, and installed the paving stones to the same height as the lower raised patio area.  This is the beauty & flexibility of what interlocking brick pavers and modular retaining walls allows.

After re-installing all the paving stones to the original design & layout, resetting some of the wall block & caps, and redesigning the Hot Tub area, the multi-level raised paver patio was given a general power wash cleaning and re-sanded.  Later this Summer or Fall we will return to apply a  brick paver sealant after we touch up the paver joints with additional joint sand as needed.


Upon completion, the homeowner was ecstatic!  The total cost for this restoration, not including sealing, was about $2,800.  It sounds like alot but over 17 years it is an average of $165. I explained to the homeowner that the extent & cost of these paver repairs could have been alot less or totally avoided if addressed early on.  The homeowner has guaranteed me they will NOT let their brick paver investment plummet again.

From my 28 years of brick paver experience, I believe the average maintenance cost over time is $75-$100/ year for paver patios that are properly maintained with Spring sanding of the joints. You can expect to have touch-up paver repairs done within 5 years that can cost you $350-$500.  If you let the patio walls & caps deteriorate, you can expect double or triple this average repair cost.

This raised or elevated brick paver patio was at an extreme state of despair. The biggest advantage of interlocking brick pavers, paver steps, & modular patio retaining wall block & caps is the cost advantage of long-term maintenance cost & appearance over wooden decks and stamped concrete.  This paver project is living proof it can be done!

Paver Patio Step & Soldier Course Repair in Canton


Common Elevated Brick Paver Patio Repairs

Elevated or raised paver patios in Canton usually require some touch-up repair to Steps and the soldier course row of pavers along the back of the Wall caps.  This job in Canton was no exception and our experienced & qualified crew was able to bring this elevated patio back to life!


The Paver Step was completely disassemble and rebuilt to its original height & dimensions. After 5 years of settling, this paver step became unsafe and unsightly. We were able to totally reconstruct this brick pavers step using the same blocks, caps, & paving stones.


The Elevated Patio needed a few minor repairs. There were some sunken areas along the house and most noticeably, the soldier course row of pavers immediately behind the wall caps had settled.  We removed about 2-3 rows of pavers behind the caps, re-compacted the base, added more base, reset the paving stones, compacted, and finished with joint sand.


The total cost of labor & materials was $900 and this paver patio repair had restored its original appearance and our client was ecstatic. The original pavers contractor did not educate this client about the need to sweep in paver joint sand each Spring and the need to report any major settling to avoid extensive added settling.

Elevated Patio Repair and New Extension in Canton

Many Elevated or Raised Pavers Patios in Canton need attention

This homeowner in Canton purchased this home a couple of years ago and inherited this elevated paver patio that needed immediate repairs. The paving stone surface and outside retaining wall & caps pitched back to the house, causing puddling and water in the basement.  The flexibility of interlocking pavers & modular retaining wall systems allow for the reuse of products to keep the overall repair cost affordable.

This raised paver patio had been in for over 10 years and it was obvious from the consistent settling that the original builders backfill along the foundation had settled.  Knowing the history of Canton through the building boom 10 years ago, I am sure this paver patio & landscaping was installed that Summer and the backfill was not allowed to go through a winter frost for proper settling.

While repair to the paver patio was going to be performed, the homeowner also wanted to expand the usable patio space to allow for a fire pit & sitting area.  After deliberating some options I supplied, the homeowner decided to save on the cost of us installing a block fire pit and use this cost to make the paver sitting area larger.  Today there are many creative & functional options for buying pre-made fire pits & chimineas.

We began by "shooting" the level of the brick patio with a transit so we could determine the exact spot where the brick pavers & walls and caps pitched back to the house.  We removed the pavers and wall blocks carefully, compacted the existing base materials, and added additional base so we could set the proper heights. Meeting 2 set points and making them appear natural is always a challenge with repair work.
The wall blocks & caps were installed first and feathered into the remaining walls and then the paving stones were reinstalled.  The sunken paver step at the doorwall was also re-installed for added safety and appearance.  We were able to achieve a positive pitch away from the house while giving the overall paver patio appearance its original natural look. The brick paver walk leading from the driveway to the patio needed some dips reset too.

After completing the patio repair, we then began the installation of the new fire pit sitting area. We located the same paving stones & colors at Fendt so we could best match the existing paver patio & walk.  The new fire pit sitting area will stand out from the new color but the layout facilitated this look.

The homeowner was ecstatic to regain the usable, functional, and beautiful appearance of their pavers patio while gaining some additional outdoor living space to enjoy a weekend fire & marshmallows.

Brick Pavers Walkway Repaired, Cleaned, & Sealed in Ann Arbor

Overhaul of paving stones can bring back the original beauty & function!

We just finished the total restoration of a Brick Paver Walkway in Ann Arbor this week. Like many products, interlocking pavers can be restored to its original beauty & function by an experienced & trained brick pavers contractor.  This paver walk needed some desperate repair for safety reasons and the homeowner wanted to restore its original elegance with cleaning & sealing.

The damaged areas of this paving stone walk was created by the PVC edge restraint lip severely lifting up the outside bricks.


We removed the PVC edge restraint, lifted up @18" in on both sides of the walkway, re-compacted the base, re-leveled using additional base, and ran a power plate compactor over the entire walk to help re-lock & re-level heaved paving stones.  We used a cement bead edge restraint to avoid the same repair in the future. The final result was spectacular!



We then restored this brick pavers walkway's original beauty by power wash cleaning the paving stones & paver joints, re-sanding with joint sand, and then carefully applying an approved brick paver sealant a few days later after all paving stones & paver joints where completely dry.

This paver walk did not have any routine or periodic maintenance performed for over 10 years and it showed.  We were able to completely restore this walkway for just under $1,000 and with routine sanding of the paver joints and occasional sealing, this brick paver walkway can give a lifetime of beauty & function.

Brick paver walkways that are properly designed, installed, and periodically maintained will be successful in appearance, function, curb appeal, and safety. Do not give up on the chance for yours to be restored & enjoyed again.

Small Brick Pavers Steps Job Gives Big Results!

Versatile & Durable Modular Retaining Walls, Cap Units, & Pavers

Last week in Saline, we replaced crumbling mortared brick steps and a cracked cement pad with a new Brick Pavers Steps System consisting of modular retaining wall blocks, coping units, and interlocking pavers. The result was not only functional, but offered some simple beauty & peace of mind.



This homeowner needed a permanent solution to the years of patching mortared brick steps and sealing cracked cement. Beware of Using Handyman Sevices for Brick Pavers Repair

Inexperience and lack of knowledge & resources spells trouble for you.


Beware! Hiring a Handyman or Home Repair Service to perform brick pavers and retaining wall repair can not only be costly but also ineffective.  The "jack of all trades" and "masters of none" have begun to offer interlocking pavers patios, walkways, driveways, and retaining wall repair services in Michigan.

Much like my earlier posts on inexperienced Landscape contractors, Handyman services do not offer the expertise and detail for long-term success.  Even more than landscapers trying to perform detail interlocking brick paver and modular retaining wall installations, repair, and cleaning & sealing, handyman services lack the training, expertise, costing model, and proper tools to successfully execute paver patio restorations.

Recently I have been getting "shopped" by a well known Handyman Service company here in Ann Arbor & Canton.  I noticed this Spring that they are advertising brick paver patio repair along with their long list of other services from attic repair to laying carpet. 

These Handyman & Home repair service companies need to have me come out and tell them what needs to be done, how to do it, and what the cost will be.  I am very guarded from my years of experience and knowledge so I was able to identify them quickly. 

The shame of it is that homeowners are led to believe that these major Handyman Service companies know what they are doing with performing brick pavers & retaining wall repair, cleaning, sealing, and replacement.  The truth is they really "drop the brick" in this area and should stick to the services they are properly trained & certified in.

Remember to always hire a qualified and professional brick pavers contractor to install, repair, clean & seal, your paver projects.  There are great certified, trained, and experienced paver and retaining wall contractors that will better serve your needs.  Start with an ICPI - Interlocking Conctete Pavement Institue certified installer & member. Having a Michigan Builder's License is essential and another tier or level of screening a trained brick pavers contractor.

Brick Paver Driveway need is easily resolved

In Ann Arbor this past week one of our brick paver driveway repair & maintenance customers had a unique request.  They wanted us to improve the appearance & curb appeal of their paver driveway and replace a dozen damaged paving stones. Though we did not initially install this 5,000 sq.ft. paving stone driveway, we have been contracted to perform ongoing maintenance services.

The original brick pavers contractor did not leave the homeowner any extra paving stones for future replacement of damaged or stained bricks.  This customers brick paver driveway was a special run of color and buying extra pavers was not available.  The resolution for this special need was then conceived.

We decided to create a design within the paver driveway that would allow us to obtain extra needed paving stones for current & future replacement and at the same time, rejuvenate the curb appeal at the street.

We removed @100 sq.ft area of Cobblestone pavers at the bottom of the driveway and installed a traditional and distinctive herringbone pattern using Holland pavers. The herringbone pattern is a strong lock up design and is a perfect application for brick paver driveways. We then replaced a few damaged & stained paving stones and stored the rest neatly in the homeowners garage. 


We will be returning later this Spring to power wash clean the entire brick paver driveway and paver joints, re-sweep new paver joint sand, and then apply an approved brick paver sealant. It is important to have a brick pavers contractor who performs ongoing maintenance services so they can resolve your special paver needs.

Brick Pavers Repair, Cleaning, & Sealing requires a Specialist

Not all Brick Paver Contractors are the same

For years now I have been preaching to homeowners to make sure they hire a qualified & experienced brick paver contractor or installer for their pavers patio, walkway, driveway, porch & steps, and retaining walls. It is important to select a good pavers contractor whos sole business is interlocking paving stones & modular retaining wall systems.

When it comes to brick paver repair, cleaning, and sealing, not all brick paver contractors are the same.  Most contractors installing brick pavers are just interested in installing new patios, walks, drives, etc..  and not in providing for the "total" services needed for long-term performance and enjoyment.

The repair of brick pavers and retaining walls is much more challenging than installing new from scratch.  Forethought, experience, and expertise are necessary qualities of a quality brick paver contractor to successfully perform paver repair services.  Cleaning & Sealing of paving stones requires acute knowledge of products & techniques that most inexperienced contractors do not properly perform or care to perform.

Aside from totally tearing down & reconstructing a paver or landscape wall project, repair services have many more challenges than installing from scratch.  Meeting height restrictions and reusing existing products can be frustrating.  Lifting up installed paving stones is more tedious than taking them off a stacked bundle.  Cleaning off the products from dirt, sand, gravel, glue, and other debris is another added step.

Planning a strategy that best meets the need for a repair and homeowner's budget can further restrict the services performed.  I would love to re-design & rebuild from the ground up to insure success & functionality but homeowner budgets do not usually allow for this approach.  I do several estimates a week that other unqualified paver contractors say their project needs to be totally rebuilt but really is not necessary.

Unforeseen situations, lack of availability of older products & colors, and poor original designs will handcuff most inexperienced brick paver contractors.  In the past, I have found that you can not just send out any crew member to execute brick pavers or retaining wall repairs.  I find that sending an experienced foreman gives the best results for both the contractor and homeowner alike.

Most stories I hear from frustrated homeowners who have had paver repairs that have failed or have not met their expectations all end the same way ... "they sent some kid out to fix our bricks !"  Landscape contractors and psuedo brick paver contractors do not prioritize brick pavers and retaining wall service, techniques, or resources.  Sure, they are really interested when they give you an inflated quote which then will make it worth their time and effort.

 When getting pavers repair quotes, ask what percentage of their business is brick paver repair, cleaning, & sealing services.  We perform 80% services and 20% new installations.  You want a quality contractor who will schedule your repair services and not just get to it when they have time.
 It is important to select a local brick paver contractor who focuses and cares about the restoration services that you need to enjoy your investment for years to come.

Fendt Introduces New Paving Stone Color... Polar Ash

Interlocking Pavers offer great color choices for your Patio, Walkway, Driveway, Porches & Steps

In the Fall of 2010, Fendt Builder's Supply introduced a new color to its "Spectrum Collection" color line of paving stones. This new color is Polar Ash. This new color of paving stones has been a great addition to the premium line of colors offered by Fendt. There has been great demand for a whitish grey brick paver pigment to match popular natural building materials.

Polar Ash is currently only available in the 4X8 Holland Series and Old World Vintage Series of paving stones.  As demand for this color increases, other paving stone series may be added. As always, Fendt can produce a special order (requires minimum order size) in Polar Ash for most of its line of paving stones. The Polar Ash color is the eighth addition to the Spectrum Collection of colors.

Fendt's Spectrum Collection of paving stone colors are intensified pigments in the pavers to offer a vivid upscale look without the high cost. Though Spectrum colors do have a nominal cost, these brilliant color enhancements are unmatched in the brick paver industry.  You can expect to spend @ 50cents to $1.00 per square foot to upgrade from the standard colors.

It is always good to see brick paver manufacturers improve and recreate their product lines. Fendt has always had the pulse of the brick paver industry and is quick to introduce new products into the market to meet ever changing consumer or contractor demands. Fendt plans on some new retaining wall products and colors to be introduced in 2011. As a brick pavers contractor, I always embrace new products, colors, & accessories that I can offer my clients.

Brick Paver Raised Patio & Steps in need of immediate repair

Failure of Raised Paver Patio Wall & Steps due to inexperienced Landscaper


During a brick paver repair estimate this past week, I again witnessed the failure of a raised paver patio wall & doorwall steps that were installed by an inexperienced landscape contractor. This homeowner is in immediate need of patio repair before this leaning patio wall collapses or some one trips coming out from the doorwall.


The landscaper used a "garden block" type of wall system that is not intended for retaining a raised paver patio. Not only did they not bury any rows of block below grade, this current wall block does not have any tongue-n-groove or pin system lock-up.  They also exceeded the engineered height requirement of this garden wall system too.

Over the years, the customer has had several brick paver repair service calls to reset the pavers behind the wall & step rises. The current wall has continued to settle, gap, and lean out and it is time to replace this inferior wall block with a proper modular retaining wall system.

I recommended we pull back @2ft of the paving stones, remove the existing wall blocks & caps, and reinstall a tried 'n true patio wall system like Unilock's Pisa 2 or Fendt's Country Manor.  Upon installing the new patio retaining wall, we will bury a block below grade due to the height factors involved.  After carefully and diligently compacting behind the wall, we will install a filter fabric to eliminate filtration through the wall blocks.

We will properly cap the wall and reinstall the paving stones.  After replacing the inferior wall blocks used for the paver steps leading out the doorwall, we will reconfigure the patio steps layout for better safety & function.  The current layout does not meet proper building codes.

The overall cost for performing the above wall & step replacement, repairs, and warranty will cost the homeowner $3,500 for labor, materials, and removals & disposals.  Had the original landscape contractor properly designed & installed this raised paver patio, this homeowner would only have minor maintenance touch -ups and minimal service needed over the years.

Because of the lack of experience and poor workmanship of this landscape contractor, this homeowner has had years of frustration & unnecessary financial costs.  Qualified and experienced brick paver contractors will design, install, warranty, and offer "after install" services that will help avoid costly pavers repair and ongoing aggravation & strife.

Brick Pavers Estimates in Snow are Difficult

Paver patios, walkways, driveways, porches, and steps covered in Michigan


As another 6 inches of snow falls on Ann Arbor, Saline, & Canton today, accumulating snow has made it very difficult to give estimates on brick paver repairs, installations, and restoration services. Snow covered pavers patios, walks, driveways, porches and steps will not reveal their true needs for service or installation.

Paver repair, cleaning, & sealing is the most difficult to properly estimate. The obvious reason is the accumulation of snow but the larger effect is winter frost.  Winter frost can mislead a brick pavers contractor to conclude that there is a need for a repair that will disappear when the frost thaws here in late March or early April.

Interlocking brick pavers, retaining walls, porches, and steps can bulge and contort during the winter months, fooling homeowners that a repair is needed. An early post about winter frost damage will help guide you for what to look for during the freeze thaw cycle. It is important for a brick paver contractor to ask the homeowner about the state of these areas during the past summer. 

The biggest obstacle of estimating a brick paver installation is not being able to evaluate the physical area for installation.  Existing landscaping & pavements can not be properly viewed. Soil conditions and grades are almost impossible to evaluate accurately.  Grade drops are one of the most important variables when costing a brick paver installation. Retaining slope with either landscaping, boulders, or modular retaining walls will make a substantial difference in an estimate.

Homeowners who supply me a scaled drawing for a new brick paver or retaining wall installation project can get the process started.  With this drawing, I can begin estimating their project but will need to verify grades and installation area when the snow melts.

I do encourage homeowners to begin the bidding process now by contacting a good brick pavers contractor or specialist.  If you wait until all the snow melts or frost is out of the ground, the pavers contractor may have a backlog.  This past week, I just rescheduled my estimates for 2 weeks from now to see if the snow melts again like last week. 

It is always in the best interest of the homeowner and contractor to receive and prepare an accurate estimate. If conditions are adverse, it is best to remain patient and getting it right. If you are worried about getting on a contractors Spring schedule, offer a small $100 deposit to reserve space and finalize the details later. It is going to be a great year for brick pavers so your needs will be satisfied.

Hiring a good Brick Paver Contractor in Ann Arbor

Not all brick pavers installers are the same, choose wisely

I have been passionate and an advocate of interlocking pavers and modular retaining walls for over 28 years.  I have seen the brick paver market mature in Ann Arbor, Saline, Canton, and Southeast Michigan through good economic times and bad.  I have seen contractors come and go and I have witnessed successful and poor paver installations.  With the financial investment that a homeowner is making, hiring a good brick paver contractor is essential.

When high density concrete paving stones and modular retaining wall systems first came on the scene during the early 80's here in Southeast Michigan, most installers specialized as brick paving contractors.  They committed their time,equipment, and resources to the quality techniques and installations of paving stones & landscape walls.


During the economic boom of the 90's, landscapers began to offer the installation of paver patios, walkways, driveways, porches, etc.. as part of their many services. This shift from specialized brick paver installers had a dire effect. Today the results of their inferior workmanship is showing throughout Ann Arbor, Saline, Canton, & Plymouth

When inexperienced and unqualified landscape contractors began to install interlocking pavers and modular retaining walls & steps to keep up with demand, the design, performance, and quality of  paver installations began to deteriorate. On one day their workers are installing trees,bushes, and sod, and the next installing a complex paver step & raised patio installation. The exception are some larger reputable landscape companies that do have a designated brick paver crew which perform good paver work.

Brick pavers and retaining walls are usually over 90% of their business.  Professional brick paver contractors educate their customers to the expected performance and yearly maintenance needs of paving stones & landscape walls.

Experienced brick paver contractors specify the proper design and products for the customers expectations & needs and delivers with high quality workmanship.  Reputable brick paver contractors offer industry standard warranties and full after installation services like repair, cleaning, sanding, and sealing.

There are several quality, professional, experienced, and reputable "full service" brick paver installers in Ann Arbor. Below are some key factors when getting estimates for brick pavers or retaining walls.

I recommend getting 3 quotes for new installations, and at least 2 quotes for repair, cleaning, & sealing.  If you are getting more than 3 to 4 quotes then you are most likely just chasing a lower price, and that is not a good idea. Always be suspicious of a very low quote and ask all the questions.

Make sure you are comparing "apples-with-apples".  Usually quotes from different contractors will not match up or some are very vague.  Make sure you get a detail itemized list of services, sizes, & products that will be used for your project.  It is not a bad idea for you to compose your own list of needs or ideas for contractors to bid on.  If a good contractor proposes a new idea or concern, you can easily add that to your generated list for others to include in their estimates.

Go with your gut feelings.  If the bidding contractor gives you a level of confidence that the work will be performed to your expectations and in a timely manner, give that alot of weight in your final decision.  Paving contractors that have experience, product knowledge, and honesty will exhibit this during the bidding process.

Asking your prospective contractor for references and whether they are fully insured is important, but those contractors that have a Michigan Builder's License are a step ahead.  Landscape licenses are simply a $100 yearly fee and requires no testing.  Brick paving contractors that obtain a Michigan Builder's License have taken classes, passed a state exam, and take required continuance classes.  This factor should have some big weight in your decision to select a quality contractor.

As the prospective customer, it is your job to do the diligent work to hire the right brick paver contractor for your needs.  Ask the right questions and do the proper estimate comparisons and you can avoid the pitfalls of selecting a bad contractor.

Protecting Brick Pavers and Steps from Winter damage

Options for protecting your paving stones and steps from de-icing materials

I was recently contacted by a civil engineer in eastern Pennsylvania about solutions to protect interlocking pavers and modular retaining wall blocks & caps from the ill effect of de-icing materilas during the winter months. Below is his email and my response for helping his clients protect their investment in high density concrete pavers & blocks.

I enjoyed finding and reading your blog today.  I am a civil engineer in eastern PA and so I spec a lot of modular retaining walls, but have never seen a contractor provide the detail and information that you do for post-installation maintenance.
I did have one question that i would like to pick your brain about, if you have the time.  Quite a few of the people who install these also salt the modular retaining wall steps over the winter and I've seen them crack, chip and deteriorate even sometimes after just one or 2 winters.  Is this normal and should I warn them about salting the stairs?  Because it seems that affects the block more than the temperature variation.

Kyle,
Good to hear from you.  I am assuming you are referring to commercial or municipal applications which use alot of rock salt during the winter.  There are a few things that I believe will help this problem. Modular retaining walls & caps are denser than poured concrete so there absorption rates are less.  Assuming you are specifying a quality product, it should considerably outlast poured concrete but corrosive materials will still break down their structural integrity or surface.

The first and easiest step would be for them to reduce the amount of rock salt used. I know liability is a factor but excessive use of rock salt will break down any concrete product. Also, the use of liquid de-icers are showing better results too.

The second option is for them to use a calcium chloride based product or similar "ice" melt (white pellets), NOT rock salt.  I know this is not usually reasonable with municipalities. Residential applications can easily switch to this option. This option is more expensive but preserves the life of the concrete products and is better for the surrounding landscaping.

Another option would be to seal the high density concrete pavers, walls, & caps with a water base paver sealant.  This is a tricky situation in commercial or municipality applications.  The reason is that the areas need to be cut off from access for prep cleaning, sealant application, and curing.  If you do in sections, the result of  the sealer may show some noticeable differences due to weather & temperature conditions during appliapplicationo, the sealer will initially be slick which can create some liability issues if wet. This sealant will wear in over a few weeks.  Residential applications can easily be controlled. 

One last option that comes with an initial large cost but is greatly recouped over the years is the use of heating coils. There are several options of heating the paving stones & modular retaining wall system and I can not claim on being an expert on their use but only on their results.  When you consider the cost savings of salt application (labor & product) and long-term replacement cost versus the added electric bill (or natural gas) and initial installation cost, melting snow & ice with an effective heating system makes financial sense.

The Step treads should be modular retaining wall cap units that are adhered to the wall blocks that create the rise.  These caps units can be pre-sealed weeks before installing them since they do not require any compaction. These cap units take the brunt of traffic and weathering.  Modular retaining wall & cap units do not have the same density as the paving stones.  The faces of the wall units used for step rises can also be pre-sealed if the project is not too large. Pre-sealing paving stones is not feasible.  Pre-sealing will add to the installation cost and needs to be included in the initial bidding specifications. Keep in mind that good paver sealants in normal conditions only last 2-3 years and will need future application.

I also need to stress the use of a quality product.  High density & low absorption rates are critical.  Unilock, Inc is one of the best throughout the Midwest and your area. They have plants in New York and I am sure they are distributing in your area. There are many other good paver & wall block manufacturers and if you are considering one, check there independent test results for density (psi) and absorption rates. Cover yourself in the initial specifications by specifying minimum rates.

The damaging effects of Winter, frost heaving & de-icing materials, are one of the main reasons interlocking pavers and modular retaining wall systems were created. But the biggest threat to the structural integrity of concrete products are de-icing materials.  De-icing materials, especially rock salt, can penetrate the concrete products and begin to etch & deteriorate the surface, therefore speeding up the ill effects of weathering. The options above will help you avoid future repair & replacement costs from the effects of Winter.

Brick Pavers Dirty Little Secret : Paver Joints

Paver Joints are the most important part of your Brick Pavers Installation

It amazes me every day when I am doing estimates on brick paver repair & restorations that homeowners had no idea they needed to keep paver joints filled with paver joint sand. More than the paving stones themselves, paver joints have the most important function of interlocking brick pavers Here are paver joints dirty little secrets.

Paver joints are the whole purpose for brick paver "lock-up".  Paver joints for interlocking paving stones allow for the bedding coarse to shoot up and lock the paving stones together during plate compaction.  As the plate compactor vibrates across several paving stones at once, the paving stones depress and force the bedding coarse sand or slag to "jet up" into the paver joints and lock up the paving stones laterally.


The next important step is to sweep in proper paver joint sand to completely fill the paver joints. Full paver joints will help prevent the paving stones from loosening, shifting, and unnecessarily settle from erosion.  What is so perplexing is that sweeping in paver joint sand is so easy and effortless and most homeowners will not perform this basic paver maintenance requirement. In Ann Arbor, sweeping is usually necessary each Spring as the Winter frost, snow & ice, and Spring rains wash away the top of the paver joints.  The upgraded use of Polymeric Sand will greatly reduce the amount of paver joint sweeping due to the strength of this bonding sand. Here are some paver repair projects that we used Polymeric Sand to help avoid future repairs.


Keeping paver joints filled with paver joint sand is important to help keep weed seeds from establishing .  If the joints are not filled with sand, this presents a perfect setting for weed seeds or dirt to settle in and promote growth.  Dirt, weeds, and grass inhibit the proper flow of water through the joints and does not allow for application of a paver sealant.


 Paver joints absorb the winter frost effects of heaving so the paving stones do not crack, grind, or chip. While protecting the structural integrity of interlocking pavers, paver joints will lose joint sand over time. Sweeping in new paver joint sand is a small price to pay for protecting the beauty, appearance, and performance of your brick paver patios,walkways,driveways, and more.

In frost states like Michigan, it is highly recommended not to fill the joints of high density concrete pavers with mortar.  I see many outdoor applications using mortared interlocking paving stones that will some day fail.  Mortared paver joints in a frost State does not stand up to the flexible heaving of base laid pavers. The other important factor is that high density concrete pavers are much stronger than mortar. As the paving stones expand slightly they will crack or break up the mortared joints. This will become and unsightly and costly future repair.

After years of neglect, paver patios without paver joint sand may require us to completely  re-sweep in new joint sand and re-compact the whole patio with a plate compactor. This will help re-lock the paving stones into the bedding coarse. We will then finish off the top of the paver joints with an approved joint sand.

Most homeowners believe that you must protect the paving stones with a sealer which is not true. Sealing brick pavers is an option and is mainly for aesthetic purposes.  The best way to protect your interlocking pavers is to keep the joints filled with paver joint sand. This is a simple and very cheap way to avoid costly and unnecessary paver repairs.

2011 will be a good year for Brick Pavers in Ann Arbor

Paver Patio Installations, Repair, Cleaning, and Sealing is on the rise!

As the economy in Ann Arbor, Saline, Canton, and Southeast Michigan improves slightly in 2011, homeowners are now reconsidering their brick paver patios & walkway needs. Paver Patios and walks have dominated the Outdoor Living spaces market for the last 30 years but has suffered a tremendous downturn due to the economic turmoil the past few years.

As a hard working brick paver specialist and contractor the past 28 years, I noticed the pendulum starting to swing back to more brick paver interest and needs during 2010.  I expect 2011 to make huge strides in the installation, repair & restoration, cleaning, sealing, and maintenance of interlocking pavers and modular retaining walls.

All service areas for paving stones are on the rise and good brick paver contractors are offering the spectrum of services that homeowners need.  Below are the reasons I am so optimistic about the 2011 brick paver season.

Installations:

As the economy has slightly ticked up, so has new home building. Though it is minimal, new home building has began to re-emerge.  Up until about 2006, 50% of my brick paver company revenues came from "new" home installations. In 2008, it fell to less than 10% of my total revenues.

Brick paver contractors lived and died by the new home construction sword if they were not diversified with offering "all" brick pavers services.  New home paver installations are the most profitable projects for brick paving contractors and this slow insurgence of new home building will help make this concrete paver industry more attractive.

Repairs & Restoration: 

The flip coin of homeowners not being able to sell their homes or build new ones was the insurgence for the need of "existing" brick paver patio, walkway, driveway, and porch repair. Homeowners quickly realized they were staying put and there was an immediate need for their brick pavers and retaining walls to be repaired and restored.

It is easy for homeowners to neglect their paver patios since it was not a financial necessity.  But as homeowners came to the conclusion that they were remaining in their current homes for years to come, they focused on home improvements.  With a little touch-up and re-focused attention too, paver patios could once again be an attractive and functional family outdoor living space. I predict that my paver repair & restoration projects in 2011 will double due to the emphasis by homeowners to improve what they currently have.

Cleaning, Sanding, and Sealing:

Good brick paving contractors will educate their homeowners to the benefits of touch-up repairs, cleaning, sanding, and sealing (optional) of paving stones.  In Ann Arbor, there has been a tremendous interest in these brick pavers servicesInterlocking brick pavers and retaining wall maintenance is now in the forefront.

With new and improved products for paving stones hitting the market each year, the needs for these opportunities to improve the appearance of paver patios has come to the attention of homeowners.
